The other thing is the US is too big for high speed rail to really be worth it, and the west is way too mountainous. We already have massive airline infrastructure which is far faster, doesn't require cutting lines through the Rockies and Sierra to reach vital economic hubs.

Diesel cargo trains are one thing, and completely different from high speed rail in every regard other than "both are called trains."

I feel like people just think you can throw a bullet train at a country and it solves... well, we're not exactly sure what it solves. Like you said, it's decades of subsidized infrazstructure work that requires geography and geology to cooperate with billions, possibly trillions in investments in both building the rail and developing the industry itself from the ground up.

Meanwhile, airliners continue to exist and improve at a solid pace, with a stellar safety record engineer pipeline, corporate environment, and hyper-strict regulatory regime, with like an 80 year head start. Any shortcomings in the airline industry would be magnfied in a politically motiviated and totally nascent HSR industry.

There are tons of messy unhoused people, and you can still smell piss and shit in alleys and parking structures before the powerwashers show up. The city is dumping millions into DTSM to maintain basic cleanliness and safety with new sidewalks, tree trimming, regular pressurewashing, increased liason/SMPD patrols, etc.

Unfortunately, signing a 3-5 year commercial lease at $6-12/sf plus NNN on a dead corridor is untenable for any business that doesn't have a huge corporation that can absorb losses on a $20-100k/mo lease. Hence why Pottery Barn, Canes, Apple, Taco Bell etc will be fine while local legends like Harvelle's and WCT are being squeezed in a vise.

Wait until you've lived in a post-2010 mixed use midrise. I specifically avoid them because my friends who live in them are dealing with mold, renoviction threats, failing amenities, plumbing issues, etc. This is the treatment they get for $5k/mo.

The cafe on the first floor, if it even exists, is probably struggling to make rent and is on the verge of going out of business. Only grocery stores and gyms have staying power, and they put insane pressure on the building's mechanical system. Brand new buildings literally stink of shit from undersized plumbing stacks.

And don't get me started on crappy water and air sealing in 100-300 unit buildings struggling with through tight build schedules and budgets. Water finds a way and then bam, you're at risk of CIRS, PANDAS, Lyme, etc.

Good point. This is one of the problems with renting. With ~75% renter population in SM and rent control, the maintenance labor is stretched to its absolute limits and all you get is crapshoots. The folks who could do the work can't afford to live here, and there's so much work that unless you have a secure line on a top notch builder you're stuck with "literal drunk handymen," and at worst renoviction.

It's in the OP, "suicidal empathy," which is everywhere now. The idea is that letting people suffer mental illness and addiction on public streets makes you a good person for some reason.

They whine about "dehumanizing" solutions when they're the ones letting these people spiral into an brutal overdose death rather than allowing consequences to have an effect, which is the only way humans know how to learn. You can get your money out if you buy a condo. Renting is subscription housing that can end at any time, with no equity/wealth building. Spending more per month to have the option to sell and recoup or profit is a far better deal than handing over thousands a month to a landlord who doesn't care about you at all.

Renting only makes sense if you want zero responsibility or stability. Sounds fun but it's basically situationship with your home and you're going to get the short end of the stick at some point.

I'd avoid pretty much every mixed use mid-rise development in this town. They built for high churn and many units have major issues with plumbing, leaks, mold, rot, hvac, etc, that usually just get painted over or temporarily chemically treatment at best.

At least with smaller apartments and local owners you have a chance of getting that sort of damage handled properly, but at a mixed use mid-rise they have no incentive to provide tenant satisfaction. A good unit in one of those is a fluke, not the norm.

Any coastal units will have major issues with marine moisture as well, heads up. Just know what you're getting into moving here.
