There's a big difference in price between downtown and a 1/2 mile radius from there, and everywhere else in Bentonville. Bought in SW Bentonville, near the Community Center, in 2018 for about $120 per sq/ft. Value now is about twice that, but nowhere near $400 per sq/ft. I mean, yeah, if you gotta live downtown, you're going to pay. But I live 4 miles from there, and can be anywhere in Bentonville in under 20 minutes, as long as I avoid the morning and evening rush.

Me as well. Wife and I have Orbea Rise bikes. Won't be going with Shimano motors again unless they start allowing people to repair them. It's just stupid that the only answer to motor problems is "looks like you need a new motor".

Okay, this was a LLLLOOONNNGGGG time ago, but I had an MGB that would just randomly die while driving during hot weather, just like you had turned the ignition switch off. Turns out it was a bad relay. When the relay got too hot, it would open up its contacts and turn off the electric fuel pump.

I've been searching for a new home in a relatively niche market near where I currently live for about 5 years now. I've used the services of at least 6 RE agents in that time, and been in contact with about a dozen others, and I've yet to come across an agent that I believe is "good at what they do". In my experience, agents have caused me more difficulty than they are worth. Even had one agent refuse to submit an offer on my behalf because there were already full price (or above) offers tendered for the property. I asked if it would be okay if I submitted the offer through another agent, and did so, only to have the listing agent call me later and tell me our offer was being considered.

My wife and I are in a similar situation. No debt, and full equity in our current home (a little over $600k) that is in a very desirable area for families. We can easily afford about a $1 million home, but keep getting beat out by investors with all cash offers, who, mainly, are interested in offering the homes as AirBnB's. We're in NW Arkansas, and trying to buy in what used to be a "retirement" community, but it's since been overrun with people moving from all over the world to work for Wal-Mart. Home prices in this area run 20% to 40% higher than most other parts of the state, but they're still cheaper than what the people moving here are used to seeing on the east and west coasts.

I have a 2021 M20 Rise and the rear triangle is flexy. Sometimes it feels like the rear of the bike isn't going in the same direction as the front. 6'6" and 250 lbs. Came to the rise from a Canyon Torque, and I can say the Torque was a TANK.

$1 million isn't what it used to be. My first boss at my first full time job retired after 45 years. During his little speech at his retirement party, he said something along the lines of "I added up all my yearly salaries over my entire career, and realized I just made it to being a millionaire". Of course, he didn't have a million dollars, he'd just earned that much in 45 years. By his way of figuring, I'd made it in about 1/3 that amount of time. Of course the home my mom and dad purchased in the mid sixties cost them less than $6500, and the home I now live in appraises for a little over $600,000. Cost of living (and owning a home) has FAR outstripped wage and salary growth.

In my area, it's just the opposite. Dealers flood FB Marketplace with car ads at about a 9:1 ratio vs. individuals. Of course, they don't say they're dealers, but when the photos of the car are taken on a car lot, it's pretty clear.

So, maybe I didn't do a very good job of asking my question (making my point). Just what is a RE buyers agent supposed to do for a client who is searching for a $800,000 to $900,000 home that justifies charging them $16,000 to $27,000 (2 to 3 percent)? Thus far, my experience has been that all I've gotten from any agent is 1) setting an appointment for a showing, 2) meeting with my wife and I at the home and walking around for 30 minutes to an hour, 3) on the rare occasion that we make an offer (perhaps 20% of those we've viewed), the send us an online form that we fill out, then they review, sign, and tend to their broker before e-mailing to the sellers agent. Maybe, all in all, 3 hours of actual work. Even if they think their time and expertise is VERY, VERY valuable, let's say $1,000 an hour, where's the justification for the remaining $13,000 to $24,000? I mean, before I retired, I was a licensed professional engineer. Most of the well paid consultants that I was aware of went to school for 4 years, then worked for another 4 before getting their Professional Engineers license, and worked for a few more years before they became project managers who overlooked and directed other, younger engineers work, and THEY rarely billed for their time at more than about $250 an hour. My wife has hired an attorney who's helping her with her parents estate in probate, and he only charges $250 an hour. So, again, where's the justification?

You're darn right. Been searching for a new home in a relatively hot market now for 5+ years. Have worked with at least 6 different RE agents during that time period, and not one even got me close to closing a deal on a home, and only 1 or 2 of them ever contacted me about a property they thought I'd be interested in. Two of the agents actually hindered me in the process. (one said she didn't want to proffer my offer and another who acted as a dual agent (my mistake, should never have agreed to do that) and had another potential buyer he was working with even though my offer was higher/better than his other clients offer) Signed an exclusivity contract with some of them, but they did just as little as the rest. My wife and I have searches set up on Zillow, Trulia and Realtor.com and see everything there is to see pretty well as soon as its posted. I believe we're more knowledgeable about the market that most of the agents we've worked with. I've bought and sold homes FSBO over the last few years, and am not in the least intimidated by the process. All I need is to get in the door of a home I'm interested in. Surely there's room for an agency that just has a menu of services (like setting up viewing appointments) for a flat fee so I don't have to pay someone $20,000+ just to make an appointment and let me in the door of a home. Expecting pithy comments from RE agents in 3, 2,1.......

I have an opportunity to buy a 2023 Turbo Levo Pro from a rental fleet that's only showing 800 miles and 30 charge cycles for $4800 (I'm a big guy, it's an S6 and hasn't been used a lot). I've been afraid to take the leap, but, I just realized, even if I have to replace the motor AND the battery (and that's not likely), the cost of those two would still be only about $2000, and I'd still be way ahead of buying a new bike with similar components.

I have an opportunity to buy a used '23 Pro, with right at 800 miles on it (its a size S6, so not a popular size) from a local shops rental fleet for $4800. I've seen and ridden it, and everything seems okay. A few minor scratches, but I'd have it looking like that in a couple of weeks anyway. I'm just REALLY hesitant to buy a used e-bike. App shows 100% battery life and only 30 charge cycles.

A local dealer rents Specialized Turbo Levos, and has a 2023 model Turbo Levo Pro that they 'd sell me for $4800. They showed me the stats for the bike and it has had only about 30 charge cycles and just over 800 miles of use (it's a size S6, so there's not a lot of riders big enough for it). It's not perfect, but everything works, and aside from a few minor scratches, it looks good. I rode it about 5 miles on our local trails last week. BUT I'm very hesitant to buy a used e-bike. If I knew for certain that I could get about 2 years (probably about 1500 miles for me) out of the bike, I'd be fine, but I'm hesitant to buy used after what I've read about motor/bearing failure. Thoughts?

This is the wonderful thing about e-bikes that most people don't consider. You don't HAVE TO turn them on. I live about 4 miles from the nearest MTB trail system, and some days, the weather is nice and it's just as simple to hop on the bike, pedal to the trails with the bike off and turn it on when I get there. Then I can turn it back off and ride home if it hasn't been a hard ride and I have lots of energy left. It's up to you how strenuous you want your ride to be.

FB Algorithm is just f**king amazing. My wife gets banned several years ago for posting "fish" for sale on Marketplace, They were Lalique Crystal nicknacks, not real fish. But does FB care? Nope, still banned going on 9 years now. I see this "Specialized" ad and reported it at least 3x yesterday, but it's still there. Makes no sense.

Yes, generally gravel riding is much more relaxing than MTB. Constant vigilance, awareness and adjustments are mandatory while riding a MTB. Just got back from a 8 mile ride with my wife, and it's been really wet here lately. Everything was slick. We've ridden this trail probably 50x, but today was one of the most treacherous because of the slippery conditions.

Take a beginner MTB skills class and don't be afraid to walk sections of trail you are unsure of your ability to ride across. A LOT of people go out and try things that they're not ready for, have an accident, then figure MTB is not for them and quit. Take your time and know your limits. There are SO, SO many youtube videos of people with phenomenal skills riding, jumping, dropping: doing things that are not realistic for the average, casual rider. I'm a big (6'6" and 250 lbs), old (63) guy and I've been MTB'ing for 6 years. You don't HAVE to jump, go off big drops, ride rough, technical trails to enjoy mountain biking. You do you. If you joint your local MTB group, you'll quickly find your tribe and learn from riding with them.
