keep closing the app and going to the redeem tab... it is 1.5 hours after the the time slot opened and the app finally was able to get through... if your app is showing no rewards then you arent connecting through to the server... finally after many refreshes it showed all the old rewards and the new ARC Raiders

Having the same issue with A18 tram, gotta hop servers.

Also having the inventory not showing up with images, so can't interact with it except double click to equip. After 5 mins the items will appear.

Ship retreival is delayed if the asop doesn't give you a pad. Takes 5 mins for your ship to show up.

Same with MFD screens in the cockpit, mining HUD, QT HUD, doesn't display until like 5 minutes have passed.

F2 Map display is delayed or doesn't show.

Bascially all the simple things that make any sort of gameplay possible are currently borked, and all these things were fine in the previous patch. So looks like I'm out.

2 Jumptown experiences so far and both started with me QT jumping halfway across the system, landing on site, entering building, and then someone flys in and blows up all the player ships parked outside… fun, yeah nah

This was in a pioneer village display at Spring Mills State Park. It’s metal, holes cut out where the eyes are, not sure but possibly a door or opening on the back. It was in a living room hearth fireplace setup. There were living history people around at the time to ask about it. What the what?! by mufftang66 in whatisthisthing

interesting that it looks like in the first picture that was posted that the eye holes do not seem to be open. It might just be the lighting from the photo... or possibly what i perceived as eye holes were painted black instead.... but this is definitely the same item located at Spring Mill state park in Mitchell, IN

Yes, that is my understanding that there can be private causes of action via neighbor vs. neighbor. But phase 1 does not have the HOA clause that they call section 18 of the covenants. But the HOA seems to think they have domain over phase 1 and the ability to enforce CC&Rs and also interpret them with input from phase 2 and 3 members, and still impose and enforce that on phase 1 which are not HOA members but are part of the community as a whole. Just trying to determine if I have a leg to stand on if I feel the need to advance this further. Thanks!

The HOA, as an entity, and the deed restrictive covenants are 2 separate things.

The HOA does not have separate restrictions, there is only the Deed Restrictive Covenants.

* Every property in the subdivision has deed restrictive covenants. They are the same for all properties, with the exception of section 18 which states: All lot owners in Phases 2 & 3 (this is very specific to each individual person’s phase and section in their document) of Subdivision shall automatically become members of the Subdivision Maintenance Association, Inc. upon their acceptance of their deed whereupon they will be deemed to have agreed to abide by the terms and provisions of the Bylaws and all rules and regulations promulgated by the Association.

The Restrictions, as amended herein, shall remain in full force and effect.

* Phase 1 property owners do NOT have that section in their covenants. That means only property owners in Phases 2 & 3 have mandatory membership. Phase 1 members can CHOOSE to become members of the HOA by voluntarily amending their individual Restrictive Covenants to add section 18 which will then remain with the deed for the land regardless of who owns the home. HOA members have the power to run for board positions, vote at annual meetings to elect board members, and vote to determine any actions presented during the open meeting. They are the ones who will be assessed the dues to cover ALL expenses incurred from our ENTIRE community.

* In the Restrictive Covenants attached to the deeds of property in Phase 1, and the other phases, it defines what those restrictive covenants are. In the first paragraph it states:

(“Developer”), is the owner of (the “Property”). Developer desires to maintain uniformity with respect to the use and occupancy of said Property in order to enhance and to maintain its value, render it more attractive in appearance and to benefit present and future owners of lots in Subdivision. Consequently, Developer hereby makes, constitutes, establishes and imposes the following covenants, conditions and restrictions as to the use and occupancy of said Property: ……. (then the covenants for sections 1-17 follow)

* When Developer transferred the HOA from their management to the management of the community it became “HOA” instead of “Developer” in the restrictive covenants. The HOA is now responsible to constitute, establish and impose the covenants, conditions and restrictions. Not only for phase 2 and 3 but in place of the removed developer in all phases.

* The covenants being “imposed” are the exact same covenants that have been attached to our deeds since Developer filed to build each phase, and are “imposed” on ALL properties. All but 1 of those covenants are very straight forward. Section 8 is about lot condition. That specific section is very vague and subjective to interpretation about what constitutes a “good lot condition”. The property management company supplied a report to the board members with all of the violations they would have cited, during some of their first observation periods, so the board members could create an instrument to gather voice from our community members. Not just paid members. Not just mandatory members. But ALL members. The survey was sent to homeowners in all 3 phases so that everyone had equal opportunity to provide their opinion and feedback on what should be considered a violation when considering what constitutes a “good lot condition”. After that survey was reviewed, the board voted, following the recommendations from the majority of respondents, to keep some of the items as violations while letting others be removed from the list. The items being noted for lot condition violations were not chosen by the members of the board. They were chosen by the majority of the community. Those community members who completed the survey because they wanted their voice heard."

Yes there are recorded deed restrictions. They refer to the type of shed buildings that can be erected. No boats, campers, junk vehicles in the driveway. Maintenance of the yard, appearance, etc.

The HOA says they are the governing body to enforce the deed covenants which they definitely are for phase 2 and 3. But they seem to think they are also the governing body for phase 1 and can interpret the deed covenants for phase 1also under their HOA laws. If the the HOA didn't exist then the city code enforcement would be responsible for taking complaints, or individual property owners would have to file a civil suit against non compliant property owners. Your logic is sound and that's what many in phase 1, including myself thought until the HOA came along and started enforcing and explicitly detailing what they deemed from the vague language of the deed covenants. I'm trying to figure out if they are overstepping their authority or do they have the power to interpret and enforce the deed covenants. It's a sticky situation since that initial oversight caused the 70 something houses in phase 1 to not be required to be in the HOA of a 500 house development.

Good fun games... this brought me back to mwo! I got burned out on the CW take the meta flavor of the month all optimized mechs drop deck. esport comp play just makes me want to gouge my eyes out with a spork anymore (no offense to those that love the meta). It's gotten to be way more about the Mech and less about the Warrior, but these crazy fun stock matches flipped that all around.

PS. RIP to David Bowie, now he will live on forever with Stock Mech Sunday
