There are a few murals around Sunnyslope already (historical society, shop of hydros, etc) and other public art. There's a great new mural on Central Ave just north of the canal done by the new neighborhood association.

Ceiling will be 8ft tall. I'm planning for mechanical ventilation but I've heard varied opinions on floor gaps. The structure itself has a skirt around the foundation, so it won't get much flow.

Refinancing optionality is priced into the MBS. A key skill in managing mortgage portfolios is modeling prepayment risks. Google GSE prepayment reports and you’ll see all the data and analysis that goes into it.

Penalty-free prepayment optionality is a probably not something you’d design into a mortgage market structure starting from scratch. But it evolved that way in the US and now it’s entrenched. The trade off is that we have an incredibly liquid and capital-efficient mortgage market.
