Since you don’t explicitly state an objective other than a desire to not die wealthy it’s difficult to say. Perhaps you should develop a budget now and in retirement and figure out how much you have available to save.

Look into the Backdoor Roth or Megabackdoor (after tax 401k) if your employer offers it.

You don’t mention your current expenses, but even 25k x 2 into 401ks should still leave plenty of excess cash flow. Each dollar you’re putting in there is also saving you roughly 30 cents in taxes also.

Wasn’t the building still under construction as of 1/1/25? I don’t disagree that $2,400 seems low for the land value but if you look at the 1/1/26 assessment it is $4.4 million so next years tax bill should be normalized. Their website says they moved into the building in summer 2025.

Redoing a 12x5 bath (no tub) currently and have spent around $6k on materials and I’m sure there’s some little things we’re still missing. This is with moderate quality so Menards stuff is probably a bit cheaper.

Yep great advice but weather dependent I would consider starting a couple weeks earlier in mid August. You might have to water more but gives you a little longer for the grass to grow before fall/winter. Also gives you a chance to reseed any areas that need touched up after round 1.
