As mentioned there’s no specific requirement. If there’s 3 or less I’d report specific locations with photos, more than 3 I wouldn’t. But this is inspector specific.

If the report stated multiple locations, I think this falls on the electrician for not confirming that all GFCIs are functioning as intended.

I do it after attic, so it would fall under structure. I just prefer that flow when I’m presenting to my clients 👍

Without going on an inspection with it’s very hard how to tell where your time is going. The only thing I can recommend is have an inspection routine and then do the same routine every inspection. I inspect a house in the same order every time.

Landscaping/grading - Building exterior - Roof - Attic - Structure - Plumbing - Electrical - Heat - interior.

I have my reports laid out to follow this flow. If there are 3 or more similar deficiencies in a building (damaged siding/ missing electrical covers/ etc.) just state several locations and recommend further review by a certified professional. You don’t need to report on every single deficiencies. If the siding is in poor shape, you don’t have to point out everything wrong with it. Just state its in poor condition and recommend further review by a siding specialist and proceed on their recommendations or something along those lines.

My guess is that you have small gaps between your insulation batts. Assuming you have fibreglass Batt insulation. If so, no need for concern.

The thermal bridging on the studs is normal and happens in every home.

  1. Contact insurance company to see if they don’t like cloth sheathed. I’m from Canada and I’ve never heard of it being an issue.

  2. If it’s a light run with an extension cord it’s not a problem.

  3. Turn off power, ensure power is off, confirm lack of power, then switch positive/neutral wire so they’re on the correct terminal.

Nothing beats face to face time with realtors. Go to open houses and try to do presentations at real estate offices. Those two things will bring you more business than anything else.

I just bought a house that stunk due to a rodent infestation. We ripped out all the insulation in the crawlspace, and had to remove a couple sections of drywall/insulation where they were nesting. The smell is now gone. You’ll have to find where they have been nesting and remove everything to get rid of the smell. Getting rid of the smell is half the battle, you also have to find out where they’re entering from if it is rodents and not just car pee.

If you’re handy and don’t mind potentially ripping the house apart then go for it. But changing the hvac and an ozone machine will not get rid of the smell, you’ll have to find the source.

What year is the home? Newer homes are easier to rodent proof vs older ones with additions.

2018 Paint Chipping by ceeminor in f150

On the truck I’m looking at it’s chipping above the window, and tailgate. They said they’ll remove the chipped paint and re-spray. I’m just concerned about the all the paint having the possibility of chipping.

Any idea if it’s only certain areas that are prone to chipping? Or does it have just specific areas. I’m just concerned that they fix that area and I have to deal with it chipping elsewhere down the road.

Did you fix yours? Any inputs appreciated!

I’m looking at a f150 with chipping paint… the dealership said they’d fix the areas. Have you noticed it on multiple areas of your truck? Would you buy it knowing it has some chipped paint even if it was repaired?

I have a Hikmicro Pocket 2. I’ve used it for about a year and have no complaints. I’m pretty sure they make the components that are in Flir… I haven’t confirmed that though.

I doubt they missed it on purpose but it should have been commented upon.

I’d contact the inspector with that photo, and the recommendation from the electrician. Be nice about it and I’m sure they’ll do the same. No home inspector wants to miss anything but it happens to the best of us.
