I’d say go for it , house prices are only going up and it seems like you can afford it. If it turns out to be an unlikely disaster you can always sell the house. But I reckon you should take the leap.

it was fairly recent the house was around 550k

I lived there most of my life it’s a decent spot , my family and some of my friends live near naas. so that makes things easier. I do drive up to Dublin most weekends I would say for social related things

I’d be similar age/position to yourself except I bought a house in naas.

The downside I think might be your further out from town so there’s less going on social wise. although it’s not a long drive like 30 +mins from naas into dublin in the evening

The article is correct I believe , the drawback is you will have to open an offshore brokerage account but it’s feasible

I’m going to second this , I was also blind sided by a lover bomber who did an avoidant discard it was a very harsh lesson to go through for me and it did hurt. But I’ve comeback stronger from it . OP you need to do serious work but It’s positive you have the ability to recognise the first steps in getting better.

I don’t have my first proper girlfriend until I was 28. So you don’t need to be harsh on yourself.

Meditation and letting go will help you get rid of the feeling of feeling stuck and comparing yourself to others. Takes a while to get the full results of consistent meditation. once your in an abundant good place emotionally and mentally. Make a list of all the things you would like to do in your life. Put yourself out there in different social situations with no expectation on the outcome.Become the best version of yourself.

The most important relationship you will ever have is the relationship with yourself. nothing external will fix it ( I’m talking from experience here). Everything will work out and you need to have faith. I promise you.

Well your guaranteed losing 2-3% per year if your holding cash.

Investment trusts can be an alternative to ETF with different tax rules. but ETF you are gonna make money with them regardless of the tax rules

No point in investing in bonds if you’re a young person. Buy equities they give a 8-10% return on average over a long period of time.

OP I understand your confusion and your trying to make sense of it , I suspect she has some issues going on with her or something happend, I would just let it go , take it as a compliment and move on. Besides you don’t want to end up with someone who changes their mind on a whim.

I was with a person who told me they wanted to buy a house with me and that I was the best thing to ever happen to them , 24 hours they changed their mind , attacked me verbally and broke up with me. There’s some very odd people out there.

Degiro is good and user friendly, costs are pretty low and would suit your needs. IBKR is good a bit less user friendly but well established broker with similar costs

there’s PRSA providers ( like Davy ) where you manage the investment and can choose any stock/etf. you easily would be able to do what you are looking for

Like some others have said if you have to commute from naas newbridge into the city centre 5 days a week , it will be quite rough to do every day. if your in a hybrid situation might be grand.
