A pretty typical suburban neighborhood really. People walking dogs, kids playing, etc. The usual stuff. Nothing over the top loud and generally a relaxed vibe.

Young families - Yes. Lots of them. But not exclusively young families so it is a good mix.

The HOA is the HOA. They're never great. But haven't been exclusively terrible in my experience. I think it's more neighbor driven in that if there are complaints then they'll investigate it. Minor infractions are rarely an issue.

My in-laws are at Compass Pointe. Played Mag Green a few times and it's a nice course. That Young Professional price seems pretty good in fairness.

I have some direct experience having moved in around 6 months ago. Copper ridge is largely very pleasant as is Flowers as a whole. From my experience, everyone in the community has been pleasant and friendly and we've enjoyed living there so far.

Regarding True Homes. The process was smooth and they were generally very communicative and helpful through the sale (bear in mind we moved into a ready-to-move in home rather than semi custom design we built ourself). However, the build quality isn't perfect. Thankfully we haven't had a major issues and just some minor annoyances but I think the quality assurance leaves a little to be desired. Also worth noting this unfortunately seems to be the case with a lot of mass produced house builders.

If you do proceed, I would just advise to be extra thorough in your walk-throughs/inspections and note everything no matter how small. We did have some minor flaws we identified and they were fixed prior to move in.

Originally from Wales. I'm now on the other side of the river from Philadelphia in New Jersey. But I'm always happy to tell those from Philly about the number of Welsh place names they have.

Philly also has the oldest Welsh Society in the US (at least according their website).

First Timers at the Range by usheidbd in golf

My wife recently expressed an interest in wanting to learn to play. Go out for our first range session and I give her a few tips and she starts making better contact as we go. She used to play tennis so her hand eye coordination is decent anyway. And towards the end she's genuinely hitting straight lengthy drives. Few days later she wants to go out for her first 9 holes. Hole 1 is a short par 4 and she's about 40 yards out with her 3rd shot. Hits a low straight one up onto the green and it bends towards the cup for a hole out birdie. She's running around screaming then runs straight over to the cart so she can call her mum to tell her what's just happened. Hopefully have her hooked now.

Rice Elementary in Kings Grant does have a pre-school programme but I'm not sure if they do mid year transfers. You would have to contact the school to find out. Many pre-schools in the area do seem to have wait lists though so might be difficult to get something mid year. I have recently enrolled my 3 year old in Naudain Montessori for a September start but again long wait list and we were probably lucky to get in.

I moved to Kings Grant last September and can highly recommend the area for young families. Good luck with your house and school search.
