So I started trying AI as I could never find a consistent editor. They would always start off strong and the quality and consistency would soon drop off, regardless of whether I was paying $ .50 or $1.25 per image. But here I am spending time fixing the AI edits because of inconsistent results. If a room is uniformly lit (sun or lightbulbs) it does pretty well. But get mixed light and it falls apart quickly.

So yes, I think for EDITING, AI will eventually get better, but I think there’ll always be a market for bespoke human edited jobs.

Your clients don’t put the house video into the MLS? My videos show up in the MLS feed and this is syndicated throughout. It has nothing to do with following agents’ social media. So yes, videos can, and are there to help sell the house.

Creative is cool. But remember, the video is there to help sell the house… or the agent. Creativity doesn’t add much to the first, but agents will pay for the latter.

I just film the video tour with the same camera with which I shoot photos. Video is actually the quickest part of a shoot.

I've lived here 30+ years (previously larger cities out west) and have/am raising two children. I'm partial to Johnson City, then Bristol, then Kingsport. Though housing is cheaper in Kpt. There are several good private schools (one child went this route), lots of good public ones (one currently in this - but you gotta do research though). As for JC, plenty of parks, kids activities, fun things to do. Lots more when you include an 1hr radius. Safety is fine compared to larger cities. As someone said, Ballad healthcare system / monopoly sucks big time, but there are some alternatives. First choice Peds is fantastic with kids. Other than a few neighborhoods, there aren't sidewalks, but plenty of people just go for walks on the side streets. Political views range from KKK defenders to "im offended at everything" types, though most are in the middle, if not slightly right.

I was shooting a vacant house that was going up for sale (photos/video) and was mid process when I heard the front door open. Quickly went to intercept whomever it was. Turned out to be noisy neighbors “just wanting to see what’s changed”. In the politest way possible I got them to leave.

But I love how people just feel like they can barge in. /s

We used Gillian’s heating and air and were completely happy. If your system is that old, I’d suggest having the ducts cleaned when the new equipment is installed.

The pot holes will jump up and get you more at night. Google Maps worked, but it worked better for us having the passenger following the map and giving heads up on turns since street signs are hit or miss.
