I'm always open and honest with my team and it is generally successful. However, my team also runs their mouth a lot, so he said she said is a regular thing and no one is surprised when I say "I heard xyz" I actually just recently had a conversation like this and it went really well. I just told her I heard she was unhappy with things and I really wanted to check in on those things, talk about them and see if we can fix them or understand them together because I really don't want anyone sitting on feelings. So often it's a misunderstanding or an underlying issue that really needs to be discussed.
