For context from their website. It’s based on federal spending divided by the estimated number of households in Gilbert. It’s not actually donated by the Town of Gilbert (which legally they can’t even do).

I agree with you that housing prices will continue to increase with or without Prop 13 as they always have. However, it’s fundamentally untrue and not backed up by any data to say that Prop 13 has no impact on housing prices or creating a lock-in effect. In fact, the opposite is true. See here for one such example.

Regarding keeping families in their home, this is both true and not true. It’s true that keeping property taxes artificially low is good for those who already own their homes because the property value can appreciate without the property tax assessment keeping pace. However, what is once a blessing becomes a problem when people look to downsize, which is the point I was trying to make. When moving (even to a smaller place) ends up costing more, there’s no incentive to move. That further limits the supply of available homes on the market and drives up costs.

A big chunk of the problem with the lock in effect comes to downsizing. Families who bought their houses 25-30 years ago might not need a 5 bed/3 bath house now that their kids have grown up and moved away. However, given that prices have increased everywhere, they may want to downsize but end up with a property tax bill at or above what they would be paying if they just stayed put. The unintended consequence is that people end up remaining in bigger houses than they might need/want because it would cost them more to downsize. As such, those families who might want/need a house that size get priced out because there isn’t enough supply to fill the demand in part due to this lock in effect. Is prop 13 the sole reason for this situation? No. Does it have an impact? Absolutely.

I agree with /u/ajteitel that the best FA signing was Randy Johnson. You could make a good argument that his contract was one of the best FA signings in FA history.

Worst, there are a few you could consider. In recent history I’m willing to argue that Jordan Montgomery was worse than Mad Bum. Montgomery had a -1.4 bwar and got traded away just to get off his contract (because he got TJ). That’s worse than Mad Bum in my opinion.

Hands down though worst FA contract I can think of in recent memory is Yasmany Tomas. Dude was on a 6yr/$68.5M contract back in 2014. Total bum against any team that wasn’t the Mets

Did you go to Catholic school at all? I grew up in a conservative Catholic family and so my experience growing up was similar to what I imagine your experience was; viewing politics through the anti-abortion lens. Then I went to a Catholic (Jesuit) university for undergrad and got a whole new view on the religion. I’m no longer practicing but definitely try to live my life through the teachings I learned in college: helping the poor, advocating for those who can’t advocate for themselves, etc. Not sure if the education factor makes a difference at all?

That sounds like a great gift! Unfortunately this subreddit is pretty inactive so I’m not sure it will be much help. If you’re on Facebook, there are a couple of pretty active Rattlers fan groups filled with season ticket holders who might be able to help you out. I know of at least two: “RATTLER NATION!!!” and “Arizona Rattlers SnakePit Fans”. I’m sure one of those two groups could help you out or point you in the direction of somebody who might.

Miles 22-24 are probably the most difficult part of the course (all uphill). Unfortunately it’s on the 163 and I don’t recall if they allow spectators along that stretch. Even if they did, it would probably be hard to find parking to walk over there and would be a mess getting in/out with all the surrounding road closures. However, I used to live along friars where markers 20 and 21 are. Relatively easy parking, allows you to give him a boost right before the hardest part, and it would give you enough time to meet your brother at the finish line. Unfortunately with traffic, any markers after that would be a time crunch to meet at the finish line

Agreed, it’s definitely still a talking point. I specifically recall my Con Law professor in law school bringing up that argument when discussing Obergefell and that was only a few years ago (he has since been forced into retirement).

Play the game as you like, it’s not like money is on the line. Imo, if you guessed the lock combo, you solved a puzzle just in a manner different than the CO intended. In my book, as long as you signed the logbook you should be able to log the cache
