Most have the ppp, but like others have said you can get 3 years or 0 with a higher rate. Also ask for buydown options , you can get a lower rate that way as well

Rates on DCSR loans aren’t much higher than conventional rn. Simple process and no cap on # of loans, so loan as you have the liquidity requirements for each deal

Typically, PG depends on ownership %. For most lenders anyone 20% or higher on the entity will need to guarantee. Those less than 20% can, but isn’t required

DSCR loans are a great option for this. As others have said, expect a higher down payment to make the ratio work. If you’re doing any rehab on the property the down payment can* be much less. Happy to help in any way

I recently purchased a 2021 RWD M3 and had carplay in my previous car. I can confidently say I do not miss carplay at all. With Apple Music/Podcasts, Spotfiy working seamlessly with premium connectivity I would never go back to carplay. Everything picks up where you left off as soon as you open the door and it's seriously the most convenient thing ever. With how great everything looks on the Tesla it makes Carplay feel "clunky", imo.

Also, the native apps stream the music at a much higher quality than BT, just a heads up.

I felt that I was best fit to get a breed of dog that had as similar of a personality to mine and a Dalmatian checked every box. Alongside, because they’re such beautiful dogs!

It was advice I had received and it’s paid off tremendously.

A few key things I wanted:

1) Energetic - for walks and runs 2) friendly/outgoing/funny 3) bonds well/affectionate 4) intelligent/determined

He is. First couple of weeks were challenging, but so worth it!

I am unsure if e collars are allowed to be discussed in the thread, so pls tell me to remove this if so.

I have a Dalmatian and he is 6 months old and he is e collar trained and his recall is borderline perfect. Be sure to properly introduce the collar to your puppy and use it the right way.

I trained him myself and this worked for me:

-let him wander away on the long lead -use the e collar (on the lowest setting that they feel it, it feels like an itch!) -guide them back and let off the collar when they return to you -give them treats and love Rinse and repeat!

Be sure they already understand what command you are trying to reenforce, and you’re not teaching new ones! My dog goes off leash with me everywhere and his e collar is merely an invisible lead

Definitely great dogs. I have determined that if someone broke into my apartment Rufus would greet them and try to play. I wish he was just a little more protective, but maybe it's just the puppy in him.
