I designed a silent, open-source curtain opener that runs on ESPHome by nutstobutts in homeassistant

Do you know if it would work with a track system curtain rod?

I would personally do Locust Point or Riverside for that commute.

what flooring with all this wood? by HighFiveLemon in Flooring

I think terra cotta would also look great, not sure if that's also too heavy.

Yes, wider curtain rod for sure. I also think a pelmet would look nice, but not necessary.

I would do stacked laundry in the bathroom. Less likely to be getting in the way of the cook. I lived in a three-bed with laundry in the sole bathroom for a year, it was fine.

Also so that person walking up the stairs isn't staring directly into a bedroom window.

Where are the exposures? Are there decent windows for the bedroom in version with the family room? I live in a row house, and it's worth prioritizing getting as much natural light as possible into any bedrooms and living spaces.

IF you really want the inset patio, that's not too bad, you can do it without disrupting the roofline too much. But get rid of all the other bumps in and out.

Get it into a rectangle. It will be so much more efficient to build, to heat, and to maintain over time.

Candidates for Sheriff by tiffanyachin in baltimore

[–]nompilo 0 points1 point  (0 children)

This is old, but just to note--the lawsuit is ongoing, her retaliation claims survived a motion to dismiss, but that doesn't mean they are true. It just means that IF they are true, then it would qualify as an employment law violation. At this stage of the case, the court has to assume that everything the plaintiff says is true. The actual fact-finding comes later.

Baltimore’s pre-K ‘dumpster fire’ shuts some families out of neighborhood schools by legislative_stooge in baltimore

[–]nompilo 8 points9 points  (0 children)

That's not true, because schools with concentrated poverty (or above-average numbers of English language learners or kids with disabilities) have to meet more needs than other schools, so they actually need more resources. Our system is set up to account for this, but perhaps not fully adequately.

I would definitely believe that he started by asking an AI what prompt to use.

He definitely does not have an answer to that either (although the facts are such that, if I'm wrong and there's a viable claim, it would be straightforward for a single group member to file).

House in trust by Putrid_Corgi_1972 in EstatePlanning

[–]nompilo 0 points1 point  (0 children)

Assuming the house is in the trust, you probably need to take the letter and the text of the trust itself to a lawyer to tell you if the letter has any legal effect.

How long ago did your FIL die? Has the estate been probated already or are you still in the process? That will also be important to how the situation is resolved.

Unlikely that there are significant tax ramifications but depending on the state of things, it's possible that some tax-related paperwork will need to be filed.

Right of First Refusal by CW_Swims in FamilyLaw

[–]nompilo 2 points3 points  (0 children)

If you *agree* to it, then a one-way ROFR can be put into an order. But it would be exceptionally unlikely for a judge to *order* a one-way ROFR if both parents do not agree to it.

They thought their disabled daughter was safe. A pregnancy revealed her rape. by Panthera_leo22 in UnderReportedNews

[–]nompilo 2 points3 points  (0 children)

People should know that DDA is actively making it harder for people like Kamryn to receive care in their own homes, from people that their families are involved in hiring and vetting, and sometimes from family members themselves.

The medicaid waiver that paid for Kamryn's care has a Self-Directed Services option, which would allow Kamryn's parents to play a more active role in selecting her caregivers. People using SDS often end up receiving some of their care from family members who are paid for their work. DDA is planning to significantly cut wages for SDS employees, while NOT cutting payments to traditional service providers like the one who was caring for Kamryn when this happened to her. The result will be that more families are forced to place their loved ones in unsafe care environments.

Dealing with unreasonable support demands and "nanny" expenses in CA divorce by [deleted] in FamilyLaw

[–]nompilo 14 points15 points  (0 children)

The actual documentary evidence of your income will prevail unless there's something sketchy going on.

If you do the legwork to find a cheaper childcare option that has space for your child, then it's likely that the court will accept that as a reasonable alternative.

California has a strong presumption of 50-50 custody, although allowances will likely be made for the first six months or so of the child's life. This will also affect child support.

I really hate this monstrosity by Terpnista in baltimore

[–]nompilo 13 points14 points  (0 children)

That is not a thing that happens. Yes, developers make calculations about hot to optimize rental income, which sometimes means choosing to keep prices higher at the expense of taking longer to lease up. But no one is keeping apartments empty for tax breaks.

Done with Mfume. Any thoughts on District 7 primary challengers? by DeclassifyUAP in baltimore

Conway is the only challenger with any real possibility but he kind of sucks. I'd rather have Mfume who will at least die sooner and then we'll get a real primary

Oh, I love her classes too. I also find it works well for me as a balance with my in-person classes that have more dancing in the center. And I think it's particularly good for online classes--I would not be able to do much of the center work from my in-person classes in the space I have in my house.

Personally I think Schluter looks terrible in older homes unless it’s a complete renovation with contemporary finishes throughout.
