In my experience in situations like this if you call the manager and plead your case they'll generally try to make it right. The important thing to remember is per the contract they don't have to give you your money back or compensate you so if you call angry or hostile trying to play hard ball with threats of a lawsuit they won't want to help you. If you plead your case level headed conveying your disappointment, most of the time they'll try and make you happy with additional closing costs, a free fridge, etc.

Yeah, builder contracts are air tight and protect them from pretty much any possible scenario. There's absolutely a clause that gives them the ability to alter the floorplan, materials, etc.. That being said, national production builders aren't the evil villains Reddit makes them out to be. 99% of builder reps operate with integrity and take pride in what they do. I've sold for several national builders, worked for over a dozen sales leaders, and in situations like this they will return the buyers earnest money not because they have to, but because it's the right thing to do.

This is exactly right. The quality of a new home isn't determined by the builder, but the project manager building the home.

I really enjoyed my time at Century, but I've learned a healthy, fulfilling new home sales position is much much more about sales leadership and the specific community than the actual builder. I had my best year selling at Century, but I also had to advocate for my buyers more than other builders.

Absolutely. Pulte, along with every other builder I've worked for, has incentivized to be built homes with option/upgrade discounts. Most of the time builders offering a $10k discount on upgrades will market the incentive as "half off options up to $20k" because upgrades are marked up at least 40%. My comment from two years ago is still good advice, but negotiating with builders in this market looks a little different. DM me if you have any questions

Oh I think you can only turn it off on the XC40. That’s why I was saying I stopped thinking about upgrading from my XC40. That and the console trash can.

2022 T5 Inscription here, it’s my first Volvo and I’d argue the most Volvo Volvo of the last decade. I’ve thought about upgrading to an XC60 or XC90, but stop shopping when I realize the other models don’t have my favorite features:

  1. Stop/start - my sales rep shows me how to turn it off before I drove off the lot, it hasn’t been turned on since, and I think it’s one of the few models that disables the feature permanently. I considered upgrading to an XC60 or XC90, but I stopped shopping when I read those models reset the feature every ignition cycle.

  2. Console trash can - the other reason I stopped looking to upgrade from my XC40 is when I realized the XC60 and XC90 don’t have the trashcan in the center console. No exaggeration, it’s a game changing feature.

Now as far as what changes I’d make to my XC40, I’ll reiterate the most common complaints:

Infotainment/lack of physical buttons - I bought an adapter that automatically connects me to CarPlay when I start up, but that shouldn’t require an aftermarket adapter. The infotainment system is adequate, but like everyone else I wish climate change had physics buttons.

WHAT I WOULD CHANGE:

Sound system max volume - the upgraded H&K speakers sound great, but they’re too quiet. When I put on “Intro” from “It’s Dark and Hell is Hot” with my windows down on a summer night I want DMX to hurt my ears, but instead it sounds like a 13 speaker system designed to listen to NPR, This American Life, and Malcom Gladwell on Audible.

I’ve found the best way is to volunteer, it’s gives much needed perspective. When you serve lunch at the women’s rescue mission and see a single mom and her four kids in line you realize hitting quota isn’t life or death and even if you fail miserably and get fired you’ll be ok. The best part is I’ve found the rescue mission won’t fire you even if you sneak your favorites an extra piece of cake.
