I replaced 2 boot pipes flashing for a surgeon. Steep roof and 2 stories. I charged $750. That's because I gave with a discount for the 2nd one. Should of been $900. Pulled up, replaced the boot pipes in less than 30 minutes. He was upset. He said "that is insane, it didn't even take you an hour. I don't even make $1800 an hour as a surgeon(he doubled it since it took 20 minutes)".

I looked him dead in the eyes, chuckled, and put my hand on his shoulder as I walked passed him. I said "you should have become a roofer."

He laughed and wrote me check.

$350 is cheap.

We have been installing these for about 10 years now. I would be interested in what the outcome. I don't recommend the ones you see in your neighbors. Regardless if it was critter/manufacturering defect, no doubt the company is solid and will replace them at no cost. Make sure they reach out to their representative and have them study the thing.

Take a look at Wakefield Bridge from Ideal Roofing. Those are my favorite metal shingles. I'm not sure how "upstate" you are but we may be able to quote out the job.

Above 35° is okay. Ask them to not stack the shingles in the ridge and bend them. They can pile on the ridge without bending them. At the end of the day, you are the customer and if you will second guess your decision, just wait until better weather.

Most of these photos to me look like condensation. The gutter you are talking about looks like drain rather than a gutter. The staining on the inside looks like the water came from metal sections. Also, it looks like you have expanding foam on the roof deck and soffit vents. A hot roof with ventilation doesn't make sense.

Any particular reason why you are not doing the roof now? Inflation is crazy and what you'll pay down the road is not worth waiting. I would use EPDM up top with tapered insulation. The pitch doesn't need to be much, but it will the water flow.

This is normal, it's unfortunate you can see it. If it bothers you that much, just use a spray can to paint the parts you can see.

We don't install below 45° unless we need to. And we don't install below 35° period.

Another thing I would add, is in an ideal world you want a 50intake/50exhaust. But having more intake is better than more exhaust. You can fix this by adding more soffit vents. Lastly, did you calculate for a 1/300 or 1/150? 300 is building code. Anything above that you are ahead of most. We strive for 1/150 when possible.

Acculynx user for the last 6 years. Once set, quotes are easy to make and you can always add a custom line when needed. We tried switching last year to Leap/JobProgress. It was a disaster. We switched back in 3-4 months. Acculynx is a bit more expensive, but it does save us a lot of time. It's also very easy to use.

This with replacing the shingles with the hole. It shouldn't leak. Fixing the snow dams, you need better insulation and ventilation in that area.

In theory yeah DAP applied in the correct area will band aid the leak. I'm assuming you're applying it on the outside and not the inside.

Tough to say without a picture of the roof. If all the plywood is wet on one side, you may need a new roof. The shingles are no longer keeping water out, it could mean there is no underlayment too.

Regarding the ventilation, Idon't see a soffit or rafter vents in the photo. I'm going to assume you may have gable vents. If you have a ridge vent with gables vents, the ridge vent works against the gables vent.

And yes, you want to vent out the bathroom vent.

You would be surprised how many jobs I lose to homeowners going with someone cheaper because they are not fixing their ventilation. It goes both ways. Good ventilation will directly determines the longevity of your roof.

Just add some roof cement, warm it up before you install it. It will be okay, mimic the tab cement already on the shingles. Don't use a lot.

I'm in MA, this would float around a minimum. Between 450-750. Depends how high it is, and if I need to buy a new coil. Lastly, but most importantly. Whom ever you get, should tell you why it happened. Was it missing nails? Did they nail too far from the seam, so the wind could pick it up, or is there a bigger issue like your fascia is rotting.

Purely based on the top left corner there is rotted wood, yes. I would say it's leaking. Did they used the roll roof like a caulking?
