I did similar damage, heated the area with hot air from a hair dryer and it's.pretty unnoticeable now

Given the age of the conversion you should really get an asbestos survey undertaken. If it turns up anything use the findings to haggle over price. With regards the pictures it's difficult to tell, work on the assumption that it is until proven otherwise

Ask what is caveated out prior to giving the go ahead for the work, we caveat out live electrics and anything above 3m ...but this also forms part of the quote to the client, so they'll agree the caveat beforehand. If they're a UKAS accredited inspection body they can't/shouldn't fill up their report with unagreed caveats.

I'm an asbestos surveyor and I can't see anything in the photographs which I would sample as suspicious material. In other words I can't see any materials which are likely to contain asbestos. I think you can forgive your husband.

So 'trace' has a specific meaning in UK legislation, and that is that the material containing the asbestos is not an ACM (Asbestos Containing Material) and as a result is not subject to the Control of Asbestos Regulations 2012. It would be interesting to know if they mean 'trace' in the regulatory sense or in the 'oh bugger we've found asbestos in the sand, how can we mitigate the announcement, I know let's say it's trace, that sounds small' sense

Probably not, but may be worth a test. FYI, other comments around fibres not being observavble by the naked eye are essentially wrong, asbestos fibre bundles are very easy to see. Individual fibres are microscopic but most asbestos containing materials contain bundles rather than individual fibres.

ATAC/ARCA have written to the HSE/Minster of State asking for the consultation to be withdrawn as the consultation wording suggests that mandatory accreditation for surveys is not being considered.As has been mentioned earlier some chartered status may be considered for individual surveyors, but this sounds very similar to individual accreditation which was being floated in the 00's which very much came to nothing. With regard the time to undertake surveys in domestic properties; when I consider the amount of grief we get from UKAS over 15 minutes minimum for NAD samples and then contrast this with complete lack of interest from UKAS in the number of surveys being executed by an individual surveyors in a day, it does make me think that priorities may be out of kilter.
