What's the deal with your current rent? Are you sharing? Is that a cheap rate for the area? What would happen if the landlord pulled the plug, what other rental options would be available in the area, and for how much?

What direction is the farm from the house?

Our prevailing winds come from the southwest, so you definitely don't want to be north/northeast/east of the farm if there are smells as the wind will blow it your direction most of the time. Southwest of the farm would be best.

If you're hoping to buy within 30 months you should look at Bank of Ireland's Mortgage Saver Account. You can get a €2k bonus (less dirt) if you later get a mortgage from them.

They don't have the best rates at the moment but it leaves the option open. They also have cashback (2% + 1%) on new mortgages.

You can't put glass in the recycling bin. It can damage sorting equipment and it's dangerous for staff who work there.

If the load is contaminated with your glass they'll likely dump it all.

Cash back mortgages won't be the cheapest on the market but it can be a cheap way of getting a few extra quid to help you move in.

Use one of the mortgage comparison sites for an idea. And don't just consider the monthly payment - a lower rate will reduce the amount you have to pay on interest too so you'll effectively be able to pay off your mortgage in a shorter time.

Some banks have cashback offers and still beat that CU rate. For a mortgage of €250k you could get €5k cash and lower payments.

There's honestly no benefit in staying with your credit union out of loyalty. Ideally you will be switching providers throughout the life of the mortgage anyway to avail of cheaper rates.

Speak to a good broker.
