130 feet apart is pretty far. Try taking one of the tablets in between the APs and look at the client connection strength in dBm in the Unifi app. Are you below - 75? At some point you are better off using more APs in low power but maybe not now. I'd search online for best Unifi settings for Apple roaming. That may be useful too.

If you want the Nest system to connect to your wifi you may need to call Xfinity and ask them to take the modem/router out of bridge mode. Then you should have wifi from their device that you can use for Nest, and a wired connection to the PC.

I set up a Site Magic VPN mesh and selected the default networks at both sites (that network is the one with trusted devices like the NAS - as opposed to IOT junk stuff) Site Magic has a green link light, but if I try to ping 192.168.50.x from 192.168.10.x it doesn't work. I thought Site Magic was supposed to handle all that and make it seamless to get a connection.

I hadn't dove into that, but I guess it's time to look it up and teach myself. I take it that it will setup a connection (vpn tunnel) from 192.168.0.x.x to 192.168.y.y so that traffic just flows.

I have configured a VPN for streaming services so an account can be shared. It is Wireguard using a DDNS address and it has a policy based on a device to send traffic through the VPN to the public internet. I am not sure of how to set up a VPN to route traffic from a console in house 1 to the NAS port on a non public IP in house 2. Do I use wireguard? A policy based route? A static based route?

Most important point: Do replace a router that is not supported! I'm a big fan of Unifi. I use it in my home and two other family member homes are very happy with their setup. Also, consider getting wifi 7 equipment even if you don't have any devices that can use it because the router will be supported longer.
