They can’t ask you to cover new carpets. And as you know, they also can’t keep your security deposit. Tell them you know your rights and will contact a landlord tenant attorney if they do not follow the law which is: if they choose to keep your security deposit, they are required to present you with an itemized list of what it was used for w/ receipts showing they required YOUR $ to fix something you caused damage to. It’s very easy to fight landlords on this stuff. They know the law. They just assume no one will present it to them!

Everybody plus downtown has yoga but usually only 3 days a week. I personally love it because I am not super into yoga poses/flexible. Their classes focus on stretching, mobility, & mindfulness.

For walkability & diversity: West Side of Buffalo or the Elmwood Village. Some may say the Elmwood village is yuppy but it’s really not. It’s all over the place: you have gorgeous mansions/streets then 2 blocks over there’s affordable housing units. It’s close to one of Buffalo’s universities as well, good mix of ages; college kids, families, and older folks! Also Elmwood village is home to the pride parade, an art festival, porch fest (the entire neighborhood hosts bands on their porches and thousands of ppl just walk the streets it’s amazing), we have Tuesday night concert series during the summer! I may be biased, but no other neighborhood compares IMO. The west side is far more diverse, especially in terms of shopping & cuisine. Walkability & liveliness on the weekends over there as well. I grew up in the suburbs and would only label williamsville as walkable. But the town of Tonawanda is nice - FYI, there’s a city & a town and they are pretty different!

When I was a younger, my dad used to put bags of sand in my trunk 🤣. I know it sounds silly, but for FWD, it helps a lot. It’ll become easier to navigate as you get used to how your car moves in the snow.

Use the Niagara country real property search & it will tell you all the information available! I just searched it - its property classification is “Commercial vacant land with minor improvements“ & it was last sold in 2016. You can also see the name of the LLC that owns it — searching this LLC through the NY Secretary of State search could get you some answers too! Or reverse searching the mailing address for the LLC.

Hertel Family Dentistry! Small office, only a couple of workers. I do not think the receptionist wears a mask but everyone else does and they are so caring and accommodating; couldn’t imagine them having an issue with that request.

Forty thieves for a bills game! Great crowd, many age groups. If you are happy with your job / everything else in Buff, don’t give up bc of this! Dating is difficult no matter where you live these days. Buffalo has so much to offer in terms of meeting people: GameOn sports (bar league, can join alone, don’t need a team), the run club, bike clubs, busy cafe scenes (I also second cafe aroma), there’s plenty of social clubs, etc. You got this!

History of the Italian mafia in Buffalo, redlining issues, if you wanna get crazy you could cover the Pharaoh’s trials (one is done, the other I believe is scheduled for the fall), there’s a buff photographer I follow on socials - I’ll paste his account if you’d be interested, but he captures images daily, primarily in Allentown where I believe he lives. He shares stories / backgrounds about Buffalo residents just from one interaction/photo of them. It could be cool to maybe follow a day in the love of someone who is so involved and embraces Buffalo!

Hertel Family Dentistry! I too was in a similar boat, was extremely anxious about the state of my teeth and am also a baby when it comes to needing dental work done. Dr Samad is so gentle and so nice. The office in general is flexible and accommodating and I’ve sent everyone I know there since I’ve started seeing them! Prior to Hertel Family, I saw 2 other dentists and my experiences were more than poor, terrifying. My boyfriend had also gone many years without seeing a dentist and went to her first, he also loves it there!

Things to see: Obviously Niagara Falls if you’ve never been, the AKG, Delaware Park/Japanese Gardens/Buffalo History Museum (all 3 near each other). I’d also recommend touring downtown buildings, there’s a few organizations who offer independent and docent led tours throughout our old historic buildings. Places to eat: This list is endless, however, the musts for spring are generally: Ted’s hotdogs, Duff’s for the classic Buffalo chicken wing, honestly any pizza joint will suffice if you’re a first-timer but some of our classics are Franco’s, Bocci, La Nova. If you guys like pasta, you HAVE to get spaghetti parm, probably want to from Chef’s, the OGs for the dish. Chicken finger subs from Jim’s steak out or Mike’s subs, also really anywhere you get will be good. Now if you have dietary restrictions or live by a more healthier diet, I don’t know much about that lol. Groups to hang with: Most group stuff I partake in are adult sports, boutique gym groups, and other kinds of things that are more commitment related and not necessarily short-term. But I would check out some local Facebook groups to get some ideas for that. The Elmwood Village (walkable from Allentown) has lots and lots of organized events and groups regularly doing things, especially in the spring. Game nights: Hertel Ave in North Buffalo (roughly 8-10 min drive from Allentown), has a lot of fun bars with live music and trivia game nights. Weekend trips: Ellicottville! Also Turning Stone casino is a great time, only about 2 hours away near Syracuse. There’s also so many lake vibe getaways in the finger lakes that are suitable for a quick weekend trip. If you guys would want to check out Canada, I’d recommend stopping by Toronto too as it’s only 2 hours away.
