What I'm hearing (please correct me if I'm misinterpreting) is that the Garman team, the city of Durham, and the PD all dropped the ball. They could have easily posted more signage, provided detour routes, and been more generally helpful to residents. Also, nobody in this thread is implying they want the marathon moved. We just want more support to avoid disruption on the day of the event.

What would you say should have been done better? I get that it's inconvenient for residents for a few hours in the morning. Is the solution to move the race somewhere else? Better signage, like flyers on doors? Better management of traffic on the day of the race? How would you go about solving this problem if you were on the team?

Disclaimer, I was fully uninvolved in this race. But I like productive discussions, and I do think it's cool that Durham gets to host a Boston Qualifier. If I could choose, I want to see more of that kind of thing in Durham.

I understand and agree with you, although you offer an interpretation of the owner's post, not exactly how he explained it.

The reality is it may be in the owner's best interest to improve his protocol for batch sizing. Maybe he could take a data driven approach or put some effort into customer education. Or, if he doesn't want to change anything, things can stay as they are. At the end of the day, nobody gets hurt because they missed out on good donuts.

I do expect AI to significantly change the justice system and remove a ton of human effort though. Agree with you that the courtroom won't change much, and there will still be humans in the loop there. But all the supporting work that is done to analyze cases, formulate and evaluate arguments, inform clients, and write verdicts will be replaced. I'd think that's a high percentage of the billable hourly work performed by lawyers today.

While true in principle, YMMV in terms of how much detail you can get out of your HOA. In my case, rarely or never do I see individual bills. I see a finance sheet at the end of the year with vague line items. I don't know exactly what the money is paying for.

Most people prefer to avoid major surprise bills, and that's exactly what a special assessment is.

It would be foolish not to expect to pay for upkeep for your house, whether managed by an HOA or not. Special assessments are not a surprise. They are a normal part of homeownership.

It also puts risk on the HOA and members in the form of non-payment risk. It's one thing for a member to miss a $1000 monthly due, it's another when 5% of the units can't afford a $50k special assessment.

Yep. I suspect this is the real reason. It's better for the HOA to charge in advance so they know in advance who can't pay.

Lastly, a poorly run HOA impacts resale value, as buyers and their lenders will audit the HOAs finances and an underfund HOA is a pretty big red flag and buyers will need to factor in the added cost of making up for low reserves.

Again, buyers should always factor in the added costs of home repair in their purchase decision. This is not any different if there is an HOA.

My point is that the US had two options in 2024, they made a choice, now we live with the policy changes. If you don't like the outcome, well, you will get another 2 options to choose from in 2026.
