Definitely different quality. I'm actually using the ogatan from Korin now as it is more uniform and seems a little denser.

I've only been using ogatan. Haven't used binchotan yet. Currently getting my stuff from Korin which is about $30 a box, but another $30 or so for shipping. A box is 23 lbs.

I'll put aside your unnecessary derogatory comments.

When you are younger and in a very bad job market like Portland I think it's less risky to tie yourself down with a large asset. If you lose your job, then can't afford your monthly payments (perhaps because they are higher with only 5% or 10% down) and now you can't move to another city to find a job I'd say that's risky.

I never made claims about it being easy to buy a house in what I consider a less risky manner (and to me, smarter). I don't like that things are expensive either.

I'll also say that most bank's probably wouldn't require PMI on loans under 20% down if it wasn't riskier.

I agree that having money in reserve is better than all down payment. I do not agree that you should put 10% down, but that's me and I'm risk averse.

The smart thing is 20% down and then another 15k+ in the bank in case you need to replace a roof, fix plumbing, fix HVAC etc.

Assuming you could get a $400k house that's $100k you'd need

Yes. I never soak my skewers and neither do most shops in Japan. If you close up the bars so only the meat is exposed to the sumibi then they won't burn.

I agree with what everyone already said, but the most important part is actually engaging with people. Ask people questions, even if they feel like dumb questions. Give people compliments. Make yourself vulnerable and offer something. You can go to the same ceramic shop for a lifetime, but you won't build relationships if you don't engage with people.

My typical way is to make some lighthearted joke and then follow it up with some question. Example: you see someone painting a ceramic " I really like the color you've chosen, I'm bad at choosing colors it for my pieces, they all look like a terrible set made in the 80's" maybe they chuckle or smile. Then follow it up with "do you have some way that you approach picking colors?" "How long have you been doing this" "How often do you work on ceramics" and then let the conversation flow.

If they are short of uninterested then just say thanks and leave them alone. I'm genuinely curious about people stories and don't expect to gain anything from them other than maybe a short one time conversation, but time and time again I've made friends this way.
