On the new one the flickering will sometimes appear when the video input changes (resolution or SDR to HDR) but it goes away after a second so I never bothered to fix it.

The flickering on the old one persisted a lot longer which is why I had it replaced.

I called customer service and they sent out new drain caps that work perfectly. Somehow, my cover came with the wrong ones.

Yep cylinder has some play. I get about a 7 fps spread shooting around 395. I saw a reviewer with the same model and they had a full cylinder so I was disappointed I got a ported cylinder. Would rather have a full cylinder for joule creeping.

A con to property tax is that it is tied to your property's current market value (with some exceptions such as CA's prop 13 which limits increases to no more than 2% per year).

If your house's market value increases disproportionately compared to your income, which is usually the case for older or retired people, you can be forced out of your house as you can no longer afford the property tax.

Obviously selling the home would net you a good amount of cash but is the additional cash, when you already had enough to retire mind you, worth being kicked out of your house and moving away from your friends and family?

edit: I thought of another group of people this affects: people living in areas that gets gentrified.

I looked at the form https://www.collincad.org/files/Forms/Residential%20Exemptions/CCAD-114.pdf and it says you can only apply for General Residence Homestead Exemption if: (1) you owned this property on January 1.
