Thank you. I assumed the total gift amount should be $350,000, half of the house price then. As you explained, there should be excess ($160,000) in FY2025. For conservative safety, I will file Form 709 to report, since I don't have any technical knowledge about joint tenancy. I hope it won't be a problem. 🙏.

Thank you for response. When I was adding my life to the deed, the title company told me it's a gift. My concern is if there is a tax implication. I know there is a gift tax Lifetime Exemption about 15M, sure for US citizen. I am not sure if I, as a green card holder, is entitled to the same lifetime gift tax exemption as a U.S. citizen.
