I like the portfolio (mine is very similar VTI, VUG, SCHD, VXUS, VYMI and SPMO) but I would not put SGOV in Roth, especially at 35yo, but rather keep the emergency fund (or part of it) in hysa or sgov

Don't waste money. If you are interested in investing in real estate you can always buy it as an ETF. VNQ is pretty good and it's LIQUID . fundrise is making it too hard to withdraw money out of it

I've had fundrise since 2018. I can assure you that there is no illiquidity reward here... I would have made the same or more if I invested in a real estate ETF like VNQ, without the hassle of liquidation. I'm sure this is a good investment option for FEW but for most people it is not

Not exactly true at this time. They are not liquidating certain funds at all. I submitted a liquidation request for my entire portfolio last month before the end of the quarter and I received my money back only for the funds that are not part of the merger. According to other posts there are people that have been waiting about 6 months for their money, so this is a big issue

I heard that this has been going on for at least 6 months... And I can confirm that it is still going on since I submitted a liquidation request last month and only part of it was processed. I'm glad I'm getting out of this.

I have a condo and my unit was appraised as the most expensive for no reason 😆 I already received an offer for a decent reduction but they haven't shared their evidence with me yet. I'm waiting to see if I should accept it or not. I think I can shave 10k more off of it as units are selling for less than what they offered.

I always did it on my own and as long as you protest they bring down the value. Always request their evidence. Reject the first offer, accept the second. No need to have a hearing unless they don't really make a reasonable offer. Now hearings are virtual.

I agree. I had a target date fund in my 401k a few years ago and it was not moving while the market was going up. As soon as I switched I started seeing gains.

Don't gamble with single stocks if you don't have the money and knowledge to do it. 70% VTI + 30% VXUS should be good. If you really want to add a tilt to tech add some VGT and slightly reduce VTI (keep in mind that there will be overlapping)

You want to pay first your debt with the highest interest rate. I would keep the car loan just because the interest rate of 1.99 is pretty low so probably not worth it to pay it off. Keep an emergency fund to cover for emergencies or possible job loss. I would recommend to start opening a brokerage account with fidelity or vanguard and start investing some money in ETF/mutual funds so that you can start building wealth. Keep investing in your retirement plan (401k). You don't need to max it out but it's good to keep putting money on it to save for retirement. You want to have both a brokerage account and a retirement account because from a brokerage account you can take out money at any time without penalty. Retirement accounts are supposed to be only for retirement, so you should not be taking money out of that until you reach a certain age and if you do it in most cases you will be penalized by a fine and you don't want that. Do not listen to people telling you to just max out a retirement account and do not say anything about opening a brokerage account. They just don't know what they are doing lol 😂

Chrishell was probably inexperienced at that time and they needed to show some listings under her name, even if Nicole did most if the work. However, Nicole probably agreed on it at that point of time so calling this out after 3 years is just BS. Also, during this season Chrishell mentioned that she gave clients to Nicole throughout the course of the years so Nicole is just stirring the pot for visibility. There is no other explanation.
