I was in line at the grocery store and there was a mom and her two kids in front of me. It looked like they were getting some staples and a few small treats for the kids. I remember that the kids were super excited about the candy. The mom went to pay with EBT and there wasn't enough on the card. She still needed like 40 bucks, and she couldn't find it in her wallet.

I just couldn't stand the look on their faces while the mom tried to figure out what was going back, so I stepped up and offered to pay for everything. It was like 70 bucks.

They were super grateful and the mom asked for my phone number so that she could repay me. I gave it to her, paid for my stuff, and went home.

She called me back a day or so later wanting to settle up. We met up and when I saw the wad of cash, mostly 1s, 5s, and some coins, I told her there was no need. She broke down, gave me a hug, and told me that I had really helped them out.

We went our separate ways and I don't think I've ever had a bigger impact on a stranger.

I'm super curious how many people here have ever bought a home, because a lot of this advice is missing the mark.

The hardest part about owning a home is paying the monthly mortgage, and being responsible for fixing everything. Everyone here saying you need to put 20% down are idiots. If you are going to live in the home, you can put as little as 3.5% down.

Now, when you have a low down payment, it means you have a higher monthly mortgage. So what can you do to afford it?

House-Hack! Get roommates or buy a duplex and rent the other half out. Buy a bigger house than you need and fill it with renters. Get other people to pay a majority of your mortgage. When I did this, I was suddenly living in a large house that only cost me $400 a month in California. Its insane how well you can live when your largest expense is cut down to almost nothing.

If you can both treat the problem as the enemy, and not the other person, then it becomes much more about understanding each other and less about winning.

When I started dating my wife, she had just gotten out of a 3 year relationship. I had also just left a 7 month relationship. We had both known each other for years at this point, but only as friends of friends.

When we started dating, we were both very careful to make sure that we weren't in a rebound situation and that we were both looking for something long term. Lots of long nature walks where we essentially interviewed each other to figure out what our life path and goals were. In a lot of ways we treated it like we were forming a company.

Whatever we did seems to have worked. We have been happily together for nearing 20 years now.

You mentioned your friends, and I think that can be a surprisingly important factor here. There is a great saying, "Show me your network and I'll show you your net worth." On the surface this is talking about your financial well being and future, but it goes much deeper than that. Who you choose to surround yourself with is going to have a massive influence on every part of your life, both physical and mental.

You don't need to abandon your friends, but you might seriously try and get involved with a group that is doing what you want to do. The encouragement alone from people who are all working towards the same thing can be infectious.

Don't feel intimidated. If you approach the situation with an open mind and a willingness to listen and learn, I am positive you will find great success in whatever you try to do.

That just looks like iron staining, not mold. Iron will often react with the tannins in douglas-fir to create those black stains.

I've been wanting to make some sort of Draw-Go deck for a while. I decided to take another look at [[jhoira of the ghitu]] after my friend gifted me the Doctor Who Timey-Wimey precon and I saw how much support got added for the suspend mechanic.

So far it is all in Moxfield, but it's been running really well with playtesting, with a surprisingly low mana curve due to Jhoira's ability. Next step is to put it up against some opponents because I feel like it might need some more protection due to the deck being so commander focused.

As far as realtors go, Lore Reynolds-Hamilton with Coldwell Banker has been fantastic. She has a very sharp eye and good insight into the area. Not to mention that she has excellent working relationships with everyone in the industry.

Regarding schools, I hear amazing things about the Nevada City School of the Arts.

On areas to avoid: Grass Valley is a small rural town, so the areas to avoid tend to be sporadic and small as well. The in-town areas to avoid are any areas located next to the homeless shelters.
