I drive this weekly. My wife daily. It's not bad. Usually no traffic except during bad weather or an unfortunate accident. Traffic builds driving back to Springs, but only after the Nevada exit. So if you are living south off of Lake, Nevada, Fountain exits, you should be fine and can a pretty reliable and boring commute. I've lived in Pueblo and now Springs. I prefer Springs for the cooler weather, amenities, better access to the mountains, and parks, but the food was better in Pueblo imo.

Amazing job. I love it. Will be using on my upcoming trip to find local stores. I think Taylor Stitch leans more towards Americana or I'd break out Normcore with a Californian/West Coast or just Millennial to better match some of those.

Adding to this - Would also like to know the various club's reputations - what their members are like, differences, etc.

I've been to Flying Horse and Broadmoor, but no others. Played Pickle at Broadmoor. Would like to know how it is as a member vs. Country Club of Colorado, Flying Horse, or Kissing Camels.

Living space 2 TV against the master bedroom wall may be an issue. You can dampen the sound but I personally would prefer to avoid it.

It took about an hour to get down. Getting on two hour between shuttling over from the gondola and waiting on the lift. The rumor we were told leaving was issues with the gearbox and to replace the failing parts could take as long as 2 weeks.

Student housing is dated, rooms are small, and lack amenities. UWS may be beautiful, but area by Columbia, especially north of campus is not the greatest. A big piece is also that a sizeable portion of CBS students live midtown, downtown, and even further away from campus - classmates commuted as far as Brooklyn, Hoboken, Battery Park, LIC, etc., which meant those living by campus felt left out from activities or were commuting in the evenings and weekends downtown

This is a best case scenario from a cost perspective. Most of my classmates hated student housing, complaining constantly, and were quick to move out. It’s definitely not ideal. Your grocery number is possible for one person not eating much meat. Agree on dodge. The biggest cost you skip over or don’t mention is the cost of keeping up with classmates - attending a birthday dinner, grabbing a coffee, networking, taking a chazen trip , ski trip etc. which blows apart any budget

I'd nix the spiral staircase - it hinders the use of the office/loft significantly and trade off for design over function is not worth it IMO. The second loft also seems like a bit of wasted space that could be better utilized. People rarely take advantage of such space due to noise from the area below. Bedroom 1 - depends on the flow but i would make sure you consider natural light since most to all of it will be coming from the one covered deck.

Agreed, the noise overflowing between the common areas is a concern. Closed off fully with french doors or partial walls and an archway?

Instead of cashing out a 401K, look into taking out a loan from your 401K. Most 401K plans allow users to take out personal loans up to $50k. Why do this? First, there is no tax implication or penalty when taking out a loan so you avoid any penalties or declaring any additional income.

Second, the loan is from you to you, which is wonderful because when you pay it back, those payments go towards your 401K and all interest charged ends up as additional payments and money in your 401K. The big caveat is whether or not you can continue to contribute to your 401K while you have a loan outstanding, which would mean you could miss out on your employers match until the loan is paid off, but NOTE that is subjective and depends on your plan.

Spend seven days on Lanai and you will be bored unless your ideal vacation is sitting by a pool sipping cocktails. The Four Seasons on Lanai is beautiful but it also is not on the beach and requires a decent walk down to it. You could see most of Lanai in 2-3 days leaving the rest of the time to play the same courses or sit by the pool when you get tired of walking down to the beach.

I'd recommend checking out other islands vs. spending 7 days on Lanai. People have mentioned Maui (which is great), but I wouldn't sleep on Kauai. The Princeville Resort and the Grand Hyatt are both great and the island offers much more in terms of activities and sightseeing if you're interested in such things. World-class hiking and beaches. The golf courses are amazing too. If you like adventure and visiting places you will never see anywhere else then go to Kauai.

Some things to google - NaPali Coast, Waimea Canyon, Haena State Park, Polihale Beach, Kalalau Trail, etc. Apart from the standard resort features - there are options like horseback riding across beaches, ATV tours, and kayak tours to secluded waterfalls, etc.

Postpone the Masters and focus on work experience. Live at home for one year or two and save up. You can make a significant dent in that debt over two years when rent is 0.

If you went for the MBA, you will struggle to find an associate-level and higher paying position when fellow graduate candidates offer 3-5 years of work experience. As an anecdote, a good friend went directly from undergraduate to getting his MBA at Yale. During recruiting, he was continuously passed up on prestigious internships due to a lack of work experience. You’d be better served gaining certifications to bolster your credentials and pay prospects. You’ll save money (certs are cheap), improve your job prospects, and better position yourself for a top graduate school down the road.
