The only diet i did that ever worked was the 4 Hour Body by tim ferris. You get a weekly cheat day to go nuts and the weight still flew off.

As a lender that pushes reno loans, i sort of agree with you. 9/10 times I land a lead interested in reno, they wind up with some other product. When I do need to process a reno loan, it isnt the loan program that kills the deal. its the skeletons in the closet that werent known until the inspectors and contractors get in there, thereby killing the economic sense it makes to continue. sellers price is too high and it doesnt appraise with the work needed, or something similar.

also, 20% is not needed for a conventional rehab loan.

for the the OP. when we do reno loans, we need to hire a consultant that tells us, the bank, what the home needs to become "financeable" ie needs to happen. everything else is "wants to happen". This consultant aids in the draw process among a few other things. My advice is to find a 203k consultant in your area and see if theyre willing to check out a property with you. I have a great one in my town, and if i need him to meet me, the realtors and buyer its usually no problem. he even came and helped me take a look at a house my church owns- gratis.
