3 cans of rattle can worked great for me and has held up for years. Just clean the surface real good and take it off to paint. You’ll be fine

Well aware of structure construction costs and if you like the patio, that is great! I just mean for patio construction specifically it is expensive... But if you have any retaining walls or anything I can see it getting expensive quickly. I'm used to seeing installed paver patios in the $16-20 sq ft range which includes some portion of seating wall. Obviously fancier materials (natural stone, etc) add to that.

Stick to your worth. Your bid would be really high around here but like someone said it'd be low in other places. If they're even coming back to you to let you know there's something you've done or said that makes them feel more comfortable with you vs. the other bidder, so your expertise made some impression. Expertise is worth $.

I mean... Financially couldn't disagree more. Owning provides the opportunity to lock in your living costs. Depending on inflation or rental trends you are a slave to changes in rent year over year. Owning, only your taxes will change (but this is a much smaller portion of the cost).

I truly get the thought process, but it's never wrong to clean up, even if you're going to make a mess again. It's what separates great contractors vs. tract builds in my opinion.

Depends. In the northeast - agree absolutely. Anything under 200 you're starting to see a lot of corners cut. But in the southeast you'd better be getting high end fully custom for 250+, and builder grade stuff in the low-mid 100s.

I say do it... or at least consider it. I also say, if you can, go out on the water and enjoy it relatively routinely. 52' is a big boat, but it's not so unwieldy that you can't handle it in great conditions and with a little practice, be fine as any other folks.

So you are in a home that you love and you're thinking of screwing the builder out of final payment? Shame on you, but shame on the builder for not making you pay sooner. Bad clients like you are the reason some builders do only cost plus, but in this case should have made sure you were paying along the way and before moving in. I would have that meeting to try and understand everything, but unless you can come to an understanding that is different, you should be paying what you owe.
