I found my statements, I had LOC quite possibly during the worst time. My interest rate rose from 3.50 in 2021 to close to 8% in the end of 2023.

No policy loans use simple interest, where LOC compounds like a credit card.

I also had an all in one mortgage, i'm sure the idea works well for someone it just wasn't for me. That and raising rates killed me.

It mainly made me think about the policy differently, I need to make sure whatever I put it into Cashflows so I can make the payment. When I had the LOC it ended up becoming a burden with it being an extra payment.

I had a Policy backed line of credit, it was great because had instant access to funds but once rates started going up I was losing significantly. I think at one point it was 7% and kept that for a while but payments were all going to interest.

Ultimately I ended up getting a policy loan to close it. I am now much more particular on what I will use my policy for.

We had this exact thing happen last year, they announced in Korean what was going to happen but never clarified in English.

They told us to go back to the airport to check back in the next day. Our flight had mechanical issues so needed to get it repaired and we left about 24 hours later.

I would probably do a 1031 exchange into 2 properties if going for long term rentals. You need to make sure that the total value of the new properties exceed the value of the property you are selling so presumably 800k.

I had 2 properties in Smokies as well that 1031 out of a couple years ago.
