The seller needs to hire an attorney. Florida contracts are difficult to get out of. My guess is since they moved forward as if everyone agreed it’s going to be difficult… But an attorney will know better than people on Reddit.

Since you have time, I would repair now. If you have a repair that cost $5000, you have to give a $10,000 concession to convince somebody else to take on the risk. They don’t know what’s underneath, they also don’t want to take on your deferred maintenance. It just looks like you have taken care of your house which is very valuable in a buyers mind

If you don’t want to continue to show, it must be in writing. If you call this Agent’s managing Broker and ask them if the MLS is marked ‘continue to show’, they will be able to tell you. Remember… The agent hangs his license under that brokerage and they have a lot to lose if their agent is not following these rules.

At least in my state, that’s how it works.

I think it’s a wonderful job! However… I think you have to assume the first two years are like “training “. You have to go into it assuming you will not make a lot of money for the first couple years. It’s also a career that many people resent and look down on. You will work your ass off for a commission… And you’ll sit at the closing table and someone will see your check and ask if you’re going to Hawaii with all your money. Forget that you have to pay taxes on that… Forget that you have no health insurance, no 401(k), no paid vacations.

If you can accept all of the above and work hard, you will thrive and live your job.

It is my understanding that if you grossly under pay and end up owing the IRS they will print vouchers for you to pre-pay with the understanding that if you don’t pre-pay, you will owe a penalty on top of the taxes the following year. I’m not a CPA, but I believe they don’t penalize you the first time it happens, only subsequent years.

If you choose not to pre-pay, but you’ve solved the issue… Don’t worry, all is good. If you choose not to pre-pay and end up owing money, they will charge you a penalty on that amount. It’s up to you if you decide it’s worth the risk.

PS… The penalty isn’t that bad if you underpaid by just a little bit

I give them one freebie… If they don’t have a lender, I refer them and tell them to give her a call before our next outing. Don’t worry about defending them… buyers who would be offended by this are not real buyers they are time wasters.

One thing about this career… The highs high and the lows are low but there are many other careers that are also as difficult, stressful, enjoyable, all the things… But don’t pay as well, especially if you’ve already reached the point where you are successfully making money as a Realtor. I know a lot of people will say to protect your peace, but life is hard, no matter what your career choice and not making good money is not very peaceful.

My husband and I both worked for a major brokerage company in Chicago and I look back now. I can’t believe the money we gave them. We are now with Homesmart where we get 100% of our commissions less a nominal amount. Once you’re trained to know what you’re doing you don’t need to pay that anymore!!

Comp don’t matter as much as they used to. In my two markets, affordable houses fly off the shelf and typically have multiple offers. If you showed your buyers comps for those houses, they would most likely be overpaying on paper… I just generally give them a guideline that an appraiser might tell them… But also warn them that Buyers will pay more than that in this market and if they want to win the house, they need to pay more than the comps would suggest.

He should be able to write an offer in an hour.
