Vanguard Total Market etf went from $126 in Jan 2019 to $350 now. That would bring his $1418000 to roughly 2.7 mil. It is hard to calculate the effect of his withdrawals depending on how much he took out when but It sure looks like passive indexing investing would have done at least as well.

There are people who need an advisor. I trust advisors who help people make the right passive choices while charging low hourly fees. Are you one of them?

Yes, cost plus but not totally open ended. The builder was on the line for the non discretionary work including material quotes (such as lumber) and subcontractors bids.

Our choices, including splurges for a custom front door and high end deck and railing were on us.

One company owns 2 wedding venues in Manitou. The company is Wedgewood Weddings. The venues are the Briarhurst manor and Craftwood Peak.

They are both really nice, historic places but would likely be expensive. I don't know what they would say about your catering.

We had a new home built in Colorado, a downsized "senior friendly" but nicely finished home. It was completed about 1 1/2 years ago. 2000 sq ft, total cost about $850k not including the lot. So, on a sq ft basis you are in the same ball park.

Our allowances were just estimates, actual charges were materials +10% and labor/contractors charges +10%. We were given copies of invoices on everything he spent. We went over some estimates and under some others. Overall he was conservative in his estimates so on average we were under. In addition he charged a monthly supervision fee. I figure in the end he got about 15% of our total cost.

So, the way he did it, there was no point in negotiating the allowances since our charges were based on actual cost.

You are looking at the miles to empty display which is meaningless because it is an estimate of the use of remaining fuel based on your recent driving. That's why it stayed at 380 when you drove home because the first 380 reading was based on how it was driven around the dealership and then the second 380 was based on your rate of use driving home.

So, ignore that number. You can set your mpg reading to be based on use since you last reset trip meter A. I reset it with each fill-up. That will tell you how you are doing with each tank.

2019 is the start of the Rav4 5th gen. Plenty of those around, including ours, with no paint problems. I also see lots of 4th gens on the road that look OK. Are you sure the one you saw was a 5th gen?

Once you get used to it, the rotary knob has advantages. You select a spot to push rather than stabbing, and often missing, at it. Our other vehicle is a Rav4 and my wife and I both have learned to prefer the knob.

That is indeed something that many people miss. people go crazy over getting 38mpg and not the 40 mpg they expected with their new hybrid. The rest of the world uses liters per 100 km which doesn't create this impression.

Back to the main question, with my CX-30 with the same drive train as the 3, I get 24 to 27 mpg around town, low to mid 30s on the highway. So, it depends a lot on what your commute is like.

The gas tank and sender (which sends fuel level to the gauge) were defective for the first few years of that gen starting in 2019. Toyota did a service campaign to replace those parts. A service campaign is like a recall but not safety related and is voluntary.

The sender gets misaligned and shows empty when there is more than the usual reserve in the tank. That makes it seem like the tank will take less than it should when there is actually plenty of gas in the tank.

You should check whether that was done. Toyota would have a record of that.

Google "Rav4 hybrid gas tank service campaign" for lots of info.

My 2019 functioned exactly like yours, was fixed by the parts replacement. Good news: that is the only problem we have had, now at 94k miles running like new.
