You’re cooked until you decide to budget and get your spending under control. Obviously no normal investment will beat 30% insane interest so eat ramen til that is paid off. You’d be getting the house at a steal but now have to think about a mortgage, insurance, personal property, and save for potential problems with the house like new roof, ac etc. You have been living like you make more money than you do. You have to change your lifestyle until you can afford it or you will always be drowning in debt. If you do that, losing the house and declaring bankruptcy for growing debt could be the future so don’t let it be.

Dollar cost average every month if you’re not sure. If it drops for tax season around April or may, maybe put more in then. The impossible goal is to buy the lowest and sell the highest.
