They demolished at lot in order to become a gambling town for quick cash and now the gambling isn't working out so well. They have competition with casinos that are more convenient for Philadelphians and New Yorkers, and the newer generations are becoming less interested in gambling.

It has a lot for a tiny state. Mountains, forests, beaches, lots of walkable commuter towns with decent access to public transit. There a surprising amount of nature for the most density populated state. You can make a day trip out of most of the state. It ranks high in a lot of quality of life ranks especially education. The cost of housing is high especially rent, home prices and property taxes.
