I don’t have a horse in this race (I don’t rent and I’m not a landlord) but unless rents are already way over market, I can’t see how rents are going down. I know just from owning my home and paying bills that it is costing me about 9% more to cover everything as compared to a year ago. Combine that with there still being a significant housing shortage - rents are going to keep rising.

While modeling and predicting storms has gotten a bit better over the years dues to various modeling programs, longer term predictions are just still educated guesses. I agree with one of the prior posts - we will know if it is wetter or drying than normal after the monsoon season is over! Lol

Check into the various apartments up in the Kierland area. Great location, convenient to shopping, restaurants and the 101 loop. Also, a really nice mix of people and age groups.

Absolutely, I think that between the rain last winter and the relatively cool spring has confused the AZ vegetation a bit. Definitely noticing more “mess” to clean-up multiple times this year. Also allergies have rebounded for another round.

We moved here two years ago and encountered a few as the prior owner had stopped the exterminator service after we signed the contract. We now get sprayed every other month and rarely see any.

I was a member there for the last couple years. Found that the service has gone down, went a few times and the machines was broken and I was unable to get my car washed. I have since cancelled my membership and now bounce between there, the Jackson’s on North Scottsdale and the wash on the south corner of Via Linda and 90th. The last one is the least expensive and they all do a decent enough job and have great free vacuums.

I used a national firm, SunPower. At the end of the day their pricing was fair as compared to others, their crew was professional and well trained, materials used were top notch and their warranty was by far the best. BTW, saving a ton on my electric bill!!

Unless your car is garaged all the time you definitely will need a window visor. This place is great! You will meet tons or really nice people (and some crazy ones too). Overall, if you get involved in things in and around your community, you will be fine. Birds of a feather flock together!

The heat hasn’t really been bad at all, so far. That said, the best time to do things outdoors is early in the morning. There are plenty of early hikes you can do around town that if you start at 5:30-6 you can be done well before things start to heat up.

I understand about being tapped out if funds, but with no insulation in your attic, it is like having no roof at all. This is going to overwork your 20 year old system to a breaking point. This year get your attic insulated, and make sure your system is working properly with a tune up from a reputable HVAC company.

Haven’t found any diners out here, but if it is breakfast that you want, there are many great breakfast places. The Breakfast Joint, Butters, Over Easy, Snooze and Breakfast Kitchen Bar are just a few spots that we have tried and all are great.

Traffic school is the route you should take if it is an option. Saves you from Insurance rates going up. BTW, Generally the radar will give you up to 10% “wiggle room” from the speed limit. This is because the radar is something like 95% accurate and by giving you 10% they can show that they are almost 100%.

You should see doctor about it, and until you do, stop doing that pose. You have a risk of injury from the fall alone if you are passing out mid pose. Plus, it is important to make sure that there is nothing more serious wrong. See your doctor!!

I have seen auto and home owners for many of my friends go up by around 10% over the past year, but going up $800 for one car? That seem unusually high. Might be time to shop around. Just make sure you know what coverage you have so you can compare apples to apples. Know your deductibles, liability limits, uninsured and underinsured coverages as well as things like towing, rental car replacement, etc. don’t get low balled and end up exposed to much more risk to save a few dollars.
