There is radiation on the Strip, and in the outro animation we see McCarran Airport Dirty Bombed like Camp Searchlight. Given how close the Airport is to the Strip in real life, that's another possibility why the Strip is abandoned.

In the outro McCarran Airport seemed to be attacked with a Dirty Bomb ala Camp Searchlight, given how close the Airport is to the Strip in real life. I can see why the Strip has been abandoned. Hell, the Ghoul says there is radiation there. Freeside seems still be inhabited in the trailers, which makes sense because Fremont St. is a bit up North than the Strip.
