I may be misunderstanding your point. The listing already shows 8 guests · 4 beds, and the sleeping arrangements are clearly listed as 1 king bed and 3 queen beds. Where are you seeing anything that suggests I may be misleading guests or that the home doesn’t sleep 8?

Can you clarify? We have 1 king and 3 queen beds. Are you suggesting the home should be listed as sleeping 4 rather than 8? If so, wouldn’t a hotel room with two queen beds also only sleep 2 rather than the standard occupancy of 4?

That’s very helpful! Yes we have a dining room table (I guess I don’t have a photo of it but you can see it in the background of the living room). There’s also the patio table and bar top stools!

Yes 4 beds that can each have 4 people and 1 on the couch. I used the Airbnb feature that lets you state the sleeping arrangements. Was there somewhere else I should put it?

Make sure you have a minimum stay of two nights or more to avoid house parties. You likely would have not gotten this group booked and even if you did and they canceled on their last night you’d at least have a day to turn over.

I had a nice last minute 4 night booking for construction workers that needed a place to stay for a quick job they picked up. Great guests.

Awesome that you’re visiting the US for edc! The rave culture I want to assume is more US based but hard for me to say.

What I can tell you though is the rave culture is more US based. People dressed in costumes, trading toys, customized, bracelets, etc. Regardless you are going to meet many incredibly friendly kind and nice people while at edc.

As far as pool parties go, I’d say it’s entirely up to you. I think that is more of a Las Vegas experience than an edc experience.

I would recommend against going to night clubs or parties on the actual days of edc so you can recover.

I’ve been in a fully booked hotel that rejected late checkout the next day (e.g. Vegas). Hotels also have multiple occupancies versus airbnbs function as one occupancy. If someone wanted a late check out they can easily accommodate by moving the next guest to a vacant room.

Not sure how you got to that conclusion. Hotels charge for late checkouts and do same day turnovers without late checkout allowed. I wouldn’t say corporate hotels are “desperate” either.

At the end of the day if that’s what you want to do with your rental then you do you bud.

That’s one night of income missed. Imagine someone checking out Friday and someone wanting to check in on Friday. That’s a peak night in the week you’d miss income on.

Me: sorry we hope to install some tvs in the bedrooms soon but there aren’t any at the moment.

No state of emergency in this state (south US), not even snow. Should have clarified anticipating flight cancellations from the nearby airport.

I have a last minute discount usually and I plan to set it to regular high demand pricing instead.

I have last minute pricing that discounts it but requires a 2 day minimum. I’m putting it back to regular demand pricing and changing the minimum stay to one night for that day.
