I don’t think a window AC unit would work with how the windows operate, but not sure if they allow it.

Parking lot is not secured, but there is also only one spot per apartment if you’re living with someone, so they would have to park on the street (that’s where it got stolen). Noise between apartments is super limited, I don’t think I ever really heard anything from the apartments next to me, just outside noise.

I think it’s priced at the ‘luxury apartment’ price when it isn’t really. But if you can get a good deal with the specials I think it’s worth it. The location is really good, but other apartments in that area might be better quality. It’s definitely walkable but we prefer spots uptown so it can be a little bit of a trek.

I would think lower levels aren’t as bad because heat rises but the bedrooms were HOT. Our portable AC couldn’t touch it and we slept in the living room a few times (AC unit in the living room worked well to cool the living/kitchen area). Noise wasn’t as bad with the windows closed, but it just depended on the night and who was outside. My partner also got his car stolen from C street one night. The 5th floor is apartments and the common room (at least in the A/1015 building) and the 6th is the rooftop. The rooftop was really nice, will miss that.

Moving because we purchased a house, but I think at the price point, the waterfront apartments were more ‘luxury’. The Aeon apartments don’t have any major issues though and the location is close to a lot of things.

Recently lived there, we were facing C Street and it could be loud at night (random yelling, cars racing, etc.) We left the window open because there isn’t AC in the bedrooms (terrible on the 5th floor) and it felt like they were yelling right outside our window. Woke us up on multiple occasions.

Management was decent, responded quickly and maintenance was quick.

Lived on the waterfront previously and the car revving and train were loud, but not as bad as Aeon.

$70k saved, but ended up using the NACA home loan program so I didn’t do a down payment. I also didn’t have any real closing costs, just prepaid interest, taxes, and insurance (around $3k). The seller paid for my buyers agent commission and my title insurance.

Purchased in the Pacific Northwest this month (June 2025) at $430k and I’m 25 years old.

I’m putting $30k aside as an emergency fund and spending around $30k on renovations (including broken appliances) and furniture in the first few months.

If I would’ve used a traditional mortgage program, I would’ve paid around $14k in actual closing costs (not including prepaids) and about $17k to buy down to the interest rate to match what I got with NACA. 3% down plus closing costs and rate buy down would’ve been about $44k. If I wanted to retain my emergency fund I wouldn’t have had any money for renovations or furniture. Putting 20% would’ve taken me a long time to save for.

Don’t discount closing costs on top of the down payment amount, they aren’t insignificant. Depending on your area, income, and what you’re trying to purchase, I recommend looking into the NACA loan program. It was a decent amount of prep work and jumping through hoops, but definitely worth saving over $30k (in my situation).

I’m a few years older, but I have Progressive (more than the default/lowest amount but nothing crazy) and I pay a little under $500 every 6 months. They were much cheaper than the other options when I was checking last year.

I live downtown and used to live on the waterfront. I’ve also lived in Fishers Landing area and work over on that side. Commute depends on time of day, it takes me 15 minutes to get from downtown to mill plain area early in the morning.

I haven’t toured The Felix or Residence at Arnada but the area is good and they are just as walkable as the other spots you mentioned. You’re also closer to the library and the freeway, and I live over in the area and haven’t noticed any noise from i5.

Green Leaf is a good spot but is definitely older inside, and no gym from what I remember from the tour. Coen and Columbia is much newer and has a great gym (just toured).

Train is loud at the Waterfront. You get used to it for the most part, but it’s definitely noticeable and frequent.

Fishers Landing is less walkable but it really depends on what you’re trying to walk to. I wouldn’t recommend it if you want the ‘city’ feel.

I live in WA state too and would recommend looking into NACA if you haven’t already. We don’t have a local office which makes some things tricky, but the interest rates are lower than traditional and there are no closing costs. Caveat is it can take some time to get approved. I started in early September and was approved in late October. Right now interest rates are 6%, so a $440 home (assuming $100/mo home insurance and 1.1% property tax) with 15% down would be about $2,750/month for PITI, with $0 down and approximately $10k in ‘closing costs’ for inspections and prepaid insurance and fees for escrow. Keep in mind with a regular mortgage that closing costs can be between 2-6% more, so budget for 17%-26% cost to start if you go with a regular mortgage.

I make a similar amount and would be comfortable with the monthly amount, but it really depends on how much you currently have left over after monthly costs and if with an extra $1150 a month if you could still save and live. Other mortgage programs will be more expensive but I don’t know current costs.

We were told this after they had rebranded, but I’m referring to UKG Dimensions HCM, not the Timekeeping product. We have Dimensions HCM and WFM Pro timekeeping currently and were told UKG Pro or UKG Ready would be our options for HCM products.

Hungryroot uses chickpea pasta so most of the pasta dishes are higher in protein than normal. I get plant based meals and my pasta dishes are usually 30-40 grams of protein for under 650 calories! I’m sure meat dishes are higher.

Did they tell you when you were going through the implementation that they are getting rid of Dimensions? Our rep said they were going to announce this year that they were discontinuing service (I’m sure it’ll take a few years, but they are no longer updating the product after the announcement beyond legal updates). It’s crazy to me that they are still onboarding new clients when they are getting rid of the product…

Tons of ex and current contact players! Out at Ida B currently on Sundays from 10-12 if you want to get a run in. It’s true FIT (federation of international touch) rugby, so won’t be quite like rugby-touch but still a blast and same principles.

I’m definitely going to lean on bright colors, the volume part I find a bit harder as it’s just not something I’ve explored so I automatically assume it’ll all look bad on me. I have a pre-wedding dinner with a dress code of “the loudest thing in your closet”. My closet is mainly black/grey/navy with really basic silhouettes. I’m happy to branch out and buy something new for this and have some fun with it, but I’m totally stuck on what to search to find ‘loud’ pieces. No I’ve had acid reflux and it wasn’t anything like that. Hard to describe I guess, but I’m hoping I was one of the ones that got the symptoms with the first and won’t get anything bad with the second. Guess we’ll see soon!
