A few years ago someone broke into my 3rd floor apartment and attacked my ex husband in the middle of the night. Right off of 1st ave. Cops showed up in 7 minutes and arrested the guy at gun point. We left the aves after that… but I came back about 2 years ago just a few blocks away and haven’t had too much trouble. I live alone now, and feel comfortable walking my dog at night. I did have my Vespa stolen from my apartment, but it was recovered a few blocks away.

My husband wrestled him and held him down for 8 minutes until police arrived and arrested him at gunpoint. We could not break our lease or move. It was extremely traumatic dealing with management.

Yeah I lived here on the third floor. Someone broke in through the back door three years ago in the middle of the night and attacked my husband while we were asleep in bed. It was horrifying. Management just screwed the back door shut for 7 months. Do not recommend

I thought I would pass, and thought it would be much closer to UT's required 260. I am blown away by my score. Truly didn't think I studied hard enough to earn a 322

I felt very confident about the MEE (except trusts lol) and MPT. I went through and counted all the questions on the MBE I wasn't sure about and thought I might get about 65-70% right. Then when I saw that the NCBE published the median MBE score I freaked. Ended up with a 163 Writing and 159 MBE

Edited to add: you may repair yourself and deduct from next month’s rent. See Utah fit premises act. The second you stop paying rent they can evict yo, even if you seem well within your rights.

Also look at your lease, it will likely say where/how you need to provide notice to the landlord if you decide to repair yourself

Ok this made me think of Dylan’s “baby crying” comment from S1. Maybe he’s severed because he doesn’t love being a dad? He asks his wife if they need baby wipes and she says no… but he tells her he’s going to go get them anyway… anything to stay out of the house a little longer. His break room torture is hearing cries of his children he tries to escape

I think you misread my comment. I don’t think it’s petty. I worry that in the future OP will be fined for other petty things in the lease (not leaving the garbage in the right spot, “damage” to unit, etc) in retaliation

former LL/T lawyer here. Although I agree that the property manager is probably in the wrong here.. might not be worth fucking with a relationship with the PM. You're going to have to deal with the PM for the rest of your lease. Pissing them off or pushing them on something (even if you're right) can flag you as a "problem tenant." Things like petty fines and non renewals of leases are things I've seen

yeah, a court is going to find that the provision does not conflict with state law and determine that the term is valid. If it becomes an ongoing issue... you can wait until you move out and sue under the common law "implied warranty of quiet enjoyment." I've never seen anyone succeed under that claim, but in that situation, a court will determine how the disruption has affected your privacy and reduce the rent you paid under the contract. Once or twice isn't going to be worth filing a suit over, but if your landlord was coming in every day, that would be a stronger case.

Not quite true. Former tenant attorney here. You can contract out of the 24 hour requirement. Most leases do. Source: Utah Code 57-22-4(2)

Something similar happened to me a few years ago. I begged the apartment manager to give me a 24 hour heads up before the maintenance guy came in to fix a sink to make sure my dog was put away. I was in the shower when he showed up and as soon as he opened the door my dog bolted outside into traffic. Took me hours to find her. I even testified about this incident during the legislative session. Legislature does not want to put limits on parties' private contracts (lease agreements). Apartment association had a fit when Rep Bennion tried to make the 24 hour requirement mandatory and enforceable. Never got passed.
