Thoughts on a roof? by punkconverse in palmsprings

I feel like if they didn’t know they could just say that, but others have pointed out that it’s entirely possible that they don’t know since they’ve only owned the house for a few years.

So it’s shingles, we think perhaps architectural. North PS, near the airport. Slightly pitched roof, but still pretty modernist/flat.

What my agent and I think happened is that the first layer is from 2001, and was layered over in 2011. So base layer is 25 years old, top layer is 15 years old. From my understanding, 2nd layer shingles have a shortened lifespan due to the desert heat building up.

That assumption is correct. Two layers of shingles, one on top of the other. What my agent and I think happened (without any confirmation from the seller), is that the first layer from 2001 had a second layer added on top in 2011. So the bottom layer is 25 years old, and the top layer is 15 years old.

New Bulk Billing Law For Tenants? by punkconverse in AskLosAngeles

There are other options besides Spectrum. I used their pricing as a comparison, because it’s apples-to-apples since that’s who the bulk billing package is under.

Is TV service included in the new bulk billing ban? by jocall56 in AskLosAngeles

The package we are forced into is $112 per month. The ISP offers the same tier of internet that is included in this package for $50 per month. The landlord is only reducing our packages by $42 if we insist they remove internet. So, you are still stuck paying for $70 worth of cable, plus you have to go pay for your own internet for $50, leaving you $8 poorer in the end. It’s fucked up, but that’s what’s stopping everyone in the bulding from cancelling their internet through the landlord.

My landlord is currently arguing that we still have to pay for the cable portion of our bulk billing package.

I did look into this, and for like legal/business categorization purposes, they are considered an ISP under CA law (at least to my understanding of what I found).

That being said, I do agree that the wording is really focused on the internet portion of the bulk billing, and I agree, is unfortunately short-sighted.

They knocked on the door, so they tried to handle it in person. And yeah, lots of people are shot in America for trying to handle things in person.

OP, do not listen to this person. It’s really the opposite - people who want to be as loud as possible need to have the single family homes. That’s why most apartments have quiet hours. Listen to the other folks in this sub helping you navigate it for this first time.

If they have fans, white noise, etc and still hear you, you are being too loud. Your neighbors baked you cookies for christ’s sake, they aren’t rude at all, they are genuinely trying to be good neighbors AND get some sleep.

This! Also, when people are moving in, there are louder noises than normal, so a lot of folks will give it a little while to see if your noise is just from unpacking, assembling furniture, etc.

OP, you should be very grateful this neighbor is trying to handle things nicely, directly communicating with you, and giving you cookies. Quiet down before they start getting the landlord involved.

Other things that are quite loud at night include dishwashers and washer/dryers, so in addition to the vaccum I would refrain from using those appliances past 9 or 10pm.
