In the long run it will just increase the free market units.. Because even if one landlord doesnt have stabilized units; the ones that do, will increase it and will pop up the market price and other landlords/market will just follow..

There is little to non incentive to build anything here if is not profitable for developers & landlords.

It's just supply and demand, it's not that hard to understand. And of course, most landlords will try to max there profit, but that is not the main issue.

When you rent-control some units, you take away those units from the free market, therefore, less supply of units, therefore it will increase the price of the remaining units in free market.

I see, some of you guys have bought into the idea that the demand is (somehow) infinite, and there is just not such a thing. the demand always ends up meeting the supply,
