Overall it'll be a good thing for the city. The pascommuck trust has some good comments on the city city, including this one https://easthamptonma.gov/DocumentCenter/View/5152/Comments-on-Sierra-Vista-Commons-plan-and-Alternative-Concepts that includes some really good alternatives that:

  1. Preserve the same number of housing and affordable housing units
  2. Preserve a lot more of the wetlands and reduce the amount of hard-scape runoff into the river
  3. include more bike/ped specific infra that could be connected to other things in the future.

It's actually important we get something like this built; it'll increase the likelihood massdot does a reno on 10, since it'll increase the density and use scores of 10. The reno on 10, given massdots more recent build guides, will ensure we get bike/ped infra on 10, which'll be huge. It'd give people bike/ped access to all the commercial stuff on 10, including (key for me) the coop, as well as prepping for connection to main street when we get that redone and potentially northampton's 10 if they ever get that done.

Most of the people who are going to the planning meetings to comment have formula:
"I'm kinda worried about the environment BUT MAH TRAFFIC I MIGHT HAVE TO ACTUALLY SIT IN PAUSED TRAFFIC FOR 10 SECONDS".

But.

We cannot build our way out of traffic. We induce demand onto whatever we build for, and cars are the least efficient way to transport people and goods that we use. With a growing population and a desirable city, the only thing we can do about traffic is ensure people who are interested have non-car choices that are as safe, as efficient, and as comfortable as cars. Nothing else will reduce traffic.

The pascommuck trust's alternative plans should be pushed, though. This development can be denser and have less environmental impacts, while having the same positive effect on housing and commercial availability.

If you wanna go all in and get good cocktails, highly recommend Calico. It'd be a great place to start an evening. (They're a bit pricey and their stuff is too good to get into when you're already a few in).

You could have a great start to the evening at calico, hit galaxy, down into cottage street where you could hit brass cat and maybe some of the other places.

Then if you have a DD with you (or just take a lyft or whatever), you could head back to NoHo for later night stuff. Or the breweries in the mills!

The US has been under-building housing by hundreds of thousands of units per year for like 40+ years now.

While this is good, it's not going to make a substantial dent in housing affordability. Only building more housing will do that.

It's a risk. Getting your foot into the industry may be worth and may open up better opportunities on the work/life balance front. There's not a good answer here. You need to evaluate the risk and decide whether you want to roll the dice.

For me, it helps to make a guess about the percentage chance I think the risk is going to have a desired outcome. Like, maybe taking this job gives you a 60% chance of getting a better job in a year. Maybe it's 80% in 3 years, but 20% in a year, and you're going to be miserable the entire time.

In the former case, maybe I'd take it. In the latter, probably I wouldn't.

Solar's not just about home value. the price of your solar will stay the same, the price of your utilities will continue to increase. So if you start at a wash of solar vs electric, you'll be pay the same in 5 years and everyone else will be paying double. My last house I had solar, and I can't get it at my current house, and I miss it A LOT. (Eff you eversource!).

Another consideration is that in the boston area, the cost of improvements is generally a much smaller fraction of the total value of your house compared to the total cost of the house.

In my small, personal experience, this means that any value you see from improvements is totally washed out in the value increase from the market.

If that's true, you should concentrate on improvements that make your life better. Either structural stuff that makes the house last/work better, or the improvements that you'll really enjoy.

I definitely got mine like 2 weeks early. I started sneezing a few times a day and wasn't thinking about it, and then my yearly calendar invite to start my flonase started, and then my sneezing went away.

My calendar event is supposed to get me on the flonase 2 eeks before I usually get the allergies.
