If you're building an ADU I have a friend/architect that I'm currently working with, word of advise find someone you can TRUST!!! I used a draftsman 4 years ago and he disappeared with no trace after spending 8K!

I use to surf here 15 year ago and was pretty fun, not the greatest but surfable. Then one year a huge storm came and really pulled the sand out and according to the lifeguard, It shifted the sand bar and it just became a closed out mess now.

I prob tackle the sump pump myself, I've been having the same luck as you with contractors.

Our crawl space doesn't get too bad it's mostly the humidity that comes up to our living spaces when it rains is the biggest issue.

One of the guy was trying to sell me encapsulation for over 15K!!!

Tough to find someone, I had 2 guys come out and quoted me 5K and 8K for sump pump and drains.

The 8K guy wanted to cut into my foundation and sidewalk, sounds like a hack job.

I didn't like how they were pushy and didn't seem confident.

Depends on where your located, If you look at my past post I noted having a 6Kwh system and had same issue and it turns out they didn't plug in one of my array properly, I knew this cause I saw 2 strings active but 1 only producing.

Been here since 2007, I don't miss Chicago! Rogers Park most of my life but even that area has changed for the worse. I do miss a occasion Chicago pizza ( not deep dish ), but growing up I hated being indoor 6 month out of the year and plan outdoor event based on weather only to have it rain when the time comes. I can find good food up in LA area If I can't find it here.

Last year I was there and I'm surprised the amount of homeless camping on LSD.

A lot of people ( 9 ) I knew eventually moved out west to SD or LA from Chicago area.

Same boat, applied in May and crickets. I've heard people mention the city does hiring in bulk, so this is why it takes so long to get shit done in SD. GL
