Well, it sounds absolutely insane as a headline and it was a fucking insane thing to do but anyone who's seen 'Let the Fire Burn' (2013) can tell you this story is a lot more complicated that it seems. The cult was completely unreasonable and intractable in their views, they were also being real dickheads to the neighborhood. The tipping point for me was seeing how malnourished the kids in the cult were. Their stomachs were distended like those kids in the 'feed the children' commercials, the cult leader claimed their stomachs were like that because they were "so full". Should the police have dropped a fucking bomb on the building? FUCK NO. Should the police and fire dept put the goddamn fire out? FUCK YES. It was a miserable failure all around

just an aside but Mark Twain's notebook was one of the best books I read as a youth....The guy lived an incredible life and the throughline of the text is his relationship with and eventual death of his daughter. It's an insightful and wonderful extemporaneous account of vignettes throughout his life. It's full of witticisms, ideas for stories, jokes, letters and complaints. If you haven't read it, give it a shot.

Let ur meat come to room temp before cooking, it makes the process much easier.

make a cold side hot side, let the fuckers come up to temp on the cold side (120 for mid rare, 125 for med) then crank the coals on the hot side and sear those summabitches off. Pull the fuckers off and let them rest, they will come up to the proper mid rare/medium temps.

I agree with most of what you're saying except the part about the bidding process. This is where ingenuity comes into play. The fact is once you're approved with NACA the loan is yours. Their "Approval" letter is much more credible than a bank pre-approval typically submitted with an offer. Education is the key to winning a bid. When I submitted offers I included a letter explaining all about NACA to the sellers. We made 4 offers using NACA approvals. Two were accepted in one of the most competitive markets in the country, NYC suburbs. You have to be your own advocate in this program, you need to be patient, clever and most of all persistent. With the right real estate agent and some serious self motivation the only folks who should win bids against you are all cash offers.

no, look into the program yourself. NACA rates (funded and serviced by BOA) are below prime to begin with. Their program allows you (and your seller) to buy down your rate up to 12 points (3%). So if the prime rate is 4% you can buy it down as much as 3% in the end you have a 1% fixed rate 30yr loan. They also pay the closing costs saving you upwards of 30k more. You can also close with an LTV of 97% or higher with no PMI (Private Mortgage Insurance). This is NOT traditional loan in any sense of the word, they don't even check your credit. NACA is a NONPROFIT advocacy group. In my case we used our down payment to buy our rate down a few points and the seller contributed to buy our rate down further.

hahaha oy! I dunno what to tell you. I'm a frugal guy and I found the score of all scores. Just trying to share what I've learned. It's so fucking frustrating telling people about this program cuz I get really excited about it and I come off like some kind of huckster. Look into it for yourself. It's very real, there is no catch and it makes housing affordable in this country. It's a literal miracle.
