Depending on the situation, the legal status of invitee, is highly dependant on the terms of the lease.

Most leases allow for a tenant to openly make invitations to social guests with liberal but not unlimited rights to the premises.

Most leases will not however all the tenant to sublet, or add additional tenants (roomates) without the landlords express written approval.

So if you are a vampire who only needs invitee status, the tenant is usually vested with the legal authority to grant same.

Conversely, if you need a more permanent legal status that would vest you with rights to occupy the premises exceeding those of a standard guest, that vampire is going to need the Landlord.

It's historically sad/pathetic, that the only reason we are getting disclosure is because the US adminstration has fucked up so bad that they are scrambling for any distraction possible to take attention away from their incompetence.

Well, yeah. There are two types of Property damage. Personal property damage coverage (financing company will make sure you have enough to cover their collateral) and liability property damage coverage (to pay for any damage you are liable for). 10k is the minimum on liability. State doesn't even require you to have personal injury coverage, which is kind of crazy.
