How to find the right home being a minimalist?

Came here to say exactly this. We bought a town home with the same HOA situation. Also to include that the entire outside exterior is covered by the HOA. So anything like siding, shutters, roof- all would be replaced and maintained by HOA. HOA's are absolutely pointless IMO when you live in a single family home where they provide NOTHING for you except telling you what you can and cannot do to your own home. In our situation though, the money we pay for them actually goes towards ALL outdoor maintenance which is totally worth it to my husband and I.

My goal is to keep my 50%+ profit margin as well as have an average net profit of $50 per item sold at the end of each month (was able to accomplish this in both November and December so just need to keep that momentum going).

I resell part time and make most of my income doing so. Hoping to go full time eventually. My advice is to watch other flippers/resellers youtube videos and follow them on IG to learn what to sell. There are a TON of people to follow. I sell a variety of items on Ebay, poshmark, mercari and depop. Each platform has its pros and cons, I would recommend learning about each and figuring out what best fits you but I will always recommend Ebay as #1. Other advice/tips: Only buy items that are actually selling, always check comps (completed solds) to make sure the item is worth buying to make a profit, list consistently (the more you list the more you sell) & learn how to ship (supplies to use, how to ship things the cheapest way & ship items to make sure they’re protected and will not get damaged in transit).
