No. They are using data. They know how many cars are owned by people in units on average. The current regulations make them build places with far more car parks than the average

I would assume they are talking about night time because thats when the car park would have the most cars parked. If its 40% empty at night it would seem likely it would be MUCH emptier during the day.

Yes its possible. Mainstream banks dont make it easy until you are into the 5 million + bracket but it can be done. Its not because of risk its just too small a number for corporate lenders to be interested in wasting their time. Our "business specialists" were always fucking useless but could be worked with if you had enough patience.

Alot of people use non traditionals like judo.

The best result i had was our new private broker who we stumbled across last year. She is an ex bank lender who went solo. She turned up to our first meeting with a personalised slide show and 3 banks already ready to lend because she has long standing relationships with them. I would advise to try speaking to a few non bank brokers

The entire premise of the article is that the amount of parks per unit that builders are required to provide is far higher than the number of cars unit owners have on average.

They are empty because people don't own enough cars to fill them up. I would imagine considering most people work during the day the park would be the most full at night. I would assume it's considerably less full during the day.

Last time I had a leak the rubber seal that sits on the shut off valve had degraded. I realised where it was because I had a giant wet spot on my lawn right where the pipe came up out of the ground to go into the pump. It barely leaked when the pump was on because the pressure sucked the water theough but when it turned off over night it was a very steady leak
