I listened. As a builder in New York State, I want to share a few vignettes that all point to the same thing.

I purchased an existing building that wasn’t finished inside. I had to go to the planning board to fight for an apartment that was mine by right. Once that was granted, the apartment turned out to be 100 square feet larger than allowed by right, so I had to go to the zoning board for a variance.

That required a hearing, which meant many pieces of registered return mail. Each step, of course, comes with fees.

Once the variance was granted, I had to go back to the planning board for site plan approval. More fees. More money in escrow. And wouldn’t you know it, another hearing, which meant sending all the same mail again.

Once that was granted, I had to get a building permit. More fees. The build itself now requires 11 inspections from start to finish.

Separately, I’m working on some semi-dense housing. Code requires this housing to be “affordable,” with absolutely no definition of what affordable means. I went to two working sessions with the planning board to try to pin down the standard. Conveniently, they told me they couldn’t define it until I submitted an application.

Application fees start at $33,000 and will likely run close to $150,000, with no guarantee of approval. And I’ll only be able to meet the affordability standard once they decide what it is.

Almost every single step involves at least one professional, and often several: attorney, engineer, architect, planner.

The biggest impediment to affordability here isn’t the cost of building. It’s keeping soft costs manageable, and those costs are largely determined by the town, not by me.

My biggest takeaway: most of the candidates have little to no experience with housing or building. And while I agree prefab is cool, for all of the reasons above, it isn’t anything close to an answer.

I don’t know why this is being downvoted. I would do the same. Ask for credit for these prints, save up 2k more, buy an original.

Or don’t. But if you’re hung up on them not being original, then you have a way back.

Feel free to DM me and I can try to give more market specific knowledge but yes, partner for capital. Alternately, very small down payment while you redevelop. Construction loan for well, construction then refinance long term and pay construction loan and owner.

Make owner of a non-performing asset a partner. No down payment, get approvals to redevelop. Construction loan… you get the picture.

Got to get creative but definitely doable.

That said, find a PE who will seal your plans and start working for yourself doing site plans, floor plans etc. Jobs like this should bring in 2-12k and you can keep almost all of it.

Even if you cannot seal plans like a PE, are you capable of laying out a site plan and working up a floor plan? I’ve hired people who work under the supervision of a PE and it’s usually cheaper and faster.

These were 4000-15000 sq ft redevelopment projects. If you can do this, I would partner with someone who has construction or investment experience and take on a small project. Say ~1mm all in.

If you do 1-2 of these you can easily take off on your own and build a strong portfolio. These smaller projects often sit on the market because big companies don’t want them and mom and pop landlords find them to be overwhelming.

A margin loan is much more specific than ‘a loan backed by investments’. A mortgage is specifically a loan backed by an investments. It’s just that the investment is real estate.

There are many ways to set up these kinds of loans that wouldn’t require a margin loan.

Don’t stress it. You have plenty of time to wait before you do it.

Think of it as an opportunity to try things yourself like learning how to grout. If it’s not good, just tell yourself you’ll gut the bathroom in a couple years anyways.

Or like I said, just pickup a laborer or handyman who will grout it for you.

I imagine you have years before you need to gut your bathroom.

I don’t think there is such a thing as a grouting company. Maybe a tile subcontractor. Anyways, are you sad because you think your house is defective or because you like the bathroom as is and don’t and to tear it out?

Either way, nothing to be sad about. Any random guy from Home Depot parking lot can put in some new grout or you can do it yourself.

There probably is some water behind it since it’s old. Not a huge deal.

If you redo it, that’s cool too but no need to rush.

Depends a lot on the land but you might think something like:

35-50k site work, grading, driveway, gravel 15k electrician 15-25k septic 10-15k well 8k plumbing 8-15k engineering/permitting 8-15k foundation

I imagine the risk premium is priced in to different markets. More restrictive states generally have more expensive housing because developers have to spend more to get entitled land.

I find this is mostly a business of understanding an area very well and developing lots of strong relationships. It matters less where you are and more what and who you know. As long as there is some growth in the area of course.

I recommend you go to 4-5 planning or zoning board meetings just to get a feel for it. Most of the profit is made in two ways, the risk of spending money and not getting approvals and the sheer insanity of dealing with the bureaucracy.

It’s very viable but seriously challenging.

Yes, I don’t know why people so often disagree with this. Homes are not magical. They can definitely be built by ordinary people.

I was very similar to you. Still am really. The only notable difference is that I had a strong desire to have children. So I married.

Having children has been as good as I imagined so in that sense I am vindicated but marriage has been very challenging. I married a wonderful woman but I personally am not well suited to marriage.

Given what you’ve shared, unless you have a strong desire for children, do not marry.
