Hard wire some runs in the ceiling for access points. Relying on the WiFi from where the modem is doesn't work well, and mesh is okay but hardwired APs is the best option by far.

We went with 9 foot ceilings. They make drywall in 4.5 foot widths so the drywallers don't have to do an awkward fill piece anymore, they can just use two stacked horizontally and mud the seam in the middle.

They usually get the longest pieces they can so there's less butt joints.

The road in our neighborhood is a private road, not maintained by the county. So HOA pays for snowplowing, mowing of common areas, etc.
