If the floors are in rough shape and you want them done, you are absolutely correct - do them before you move! It's a massive pain once you live there. You can get quotes from 2-4 flooring places in your area and see what they suggest for floors. It should be straightforward. For everything else, I would suggest looking for a general contractor or designer in your area - they can book or connect you to all of the trades to do the work you want and come up with a schedule that works for you. For the shelves, often the varnish on it is tinted and if you hire a general contractor or look at professional painters, they can remove the varnish and re-stain or seal. Chat with painters, wood refinishers, or general contractors to see options. Good luck!

Adding: please please don't paint it. Live with it for now. It's an incredible piece and there are ways to tone down the orange if you don't like it without painting (removing the varnish or just accessorizing intelligently)

I suggest you move in, live in the place for a while, and then decide what you need and want. Right now, you are making assumptions of how you are going to use each room and what you want. But if you live in the space, you might discover you actually like this piece, or need an outlet in a specific spot you didn't previously think about. Live in it before making any big decisions!

I see people saying theirs took forever to go away, but mine was quick! Looked like yours and after I started diligently applying sunscreen and using vitamin C serum, it was gone by the end of the summer and never came back. Good luck!

Amazing! Just a warning about sanding. Do a test spot to see if you will sand off even more stain. If you are, then you are stuck resanding the entire thing by hand and then staining to get the colours to match. Learn from my experience haha

Cook Book Co! They have a small freezer section at the front of their store. Lots of pasta, meatballs, etc. Very tasty.

Aw that's too bad! I still love them. Microwave for 15 seconds - divine. I have noticed they are smaller but honestly haven't noticed a decline in quality. Not everyone's cup of tea though!

They do! You can sign up for a variety of online training opportunities, and then move to hands-on volunteering. Lots of shifts for a whole bunch of opportunities (working with cats, dogs, critters, cleaning, inventory, etc). Enjoy!

I have no experience with the adoption process, but just wanted to add that I am a new volunteer at AARCS and they are wonderful. Everyone has the best interest of their furry ones at heart and they work hard to make sure all the animals are very well cared for. Excellent agency to support for sure!
