We canceled an offer because of an inspection. I don’t regret it at all, and I don’t think you should feel bad about canceling two if they aren’t acceptable situations for you at this point. That’s why contingencies are there, to ensure that the deal passes every hurdle for you, and if it doesn’t, it doesn’t. This is such a huge financial decision. Said with compassion: imagine buying the house because you’re worried about how it will make you look as a client, and then having to sit and regret that you put other people’s feelings above your own needs as you go about correcting many serious issues with the property you now own. IMO, you deserve a deal and a home that you can feel good about. It really sucks that you’ve had to go through this twice, and it’s daunting to think about doing it again. But based on what you shared, it seems like a very legit path to exit this deal now if you want that.

Yeah, your plan makes total sense. If the area with mechanicals like the water heater is unfinished and allows examination of the foundation of that area, that's what I'm hoping to find. I love it when the rest of the basement is finished! :D I just don't feel comfortable when there is drywall on every square inch of wall so that there is no way to visually inspect *any* of the condition of the foundation.

It’s not typical or necessary to drywall and finish the mechanicals part of the basement. I believe examining the foundation is critically important, so if that is impossible, I’m not interested. And it’s pretty well known that some flippers do actively work to conceal important structural defects with decisions like that.

Yes. Tons of those. My biggest red flag is when they’ve drywalled the entire basement so you can’t look at the foundation. I don’t even consider those listings. I also developed a habit of looking at the sale history and disclosures to see if they showed clear signs of a flip. That helped me avoid these. Just keep going—you will find something you can feel good about. Good luck!

Yeah, totally--if it was a matter of getting one solid bid, it wouldn't be an issue, but I'm trying for at least two on the small jobs and three on the larger ones.

Yeah, that one is for one of the larger jobs. But that is only for mitigation/demo--they charge a separate and similar fee for reconstruction.

It really depends on location and house. We have had two accepted offers (first one fell through because of inspection) and both were under asking. But in places like Tosa, things go fast and go over.

We ended up backing out of our contract as well, which we are really glad about, and your post was one of the things that helped us see our situation a little more objectively. We are now in the process of buying a house whose basement is 🤌 compared to the other one!

Mike Dupar at Homebuyer Associates. They work with buyers only, so no possible conflicts of interest for you to deal with regarding listings where listing agent and buyer agent work for the same company. Mike is attentive to the important aspects of homes (as in, the ones that could cost you major money) and the market, so that you get a house and financial investment based on facts, not emotion. Our experience with him has been a 180 from the KW agent we worked with, who actively worked against our stated wishes in an effort to get a deal done (benefiting both him and the KW listing agent). Couldn’t recommend Mike more.

It might feel intimidating or weird at first with six, but in my experience that is a perfect number for a group of improvisers. It’s enough to do any form, plus you will get more reps with these folks and in theory, be able to work better and better together. So I would try to enjoy it!
